Employment-rich district also offers nightlife, cultural attractions
The Central Business District is the anchor of downtown Orlando. Glassy office towers, high-rise condominiums and mixed-use buildings co-exist in the employment-rich district that is the preferred destination for anyone who wants to live in the heart of the city. “It definitely attracts younger professionals, usually without kids, and anyone relocating from a larger city who wants to keep the walkability and urban lifestyle,” says Linda Jokbengboon, a Realtor with Compass Florida LLC who has closed more than 120 sales since 2019. “But it also attracts empty nesters who have sold their big house and just want to pop in and out while they travel the world.” Being able to live and work in the same place has traditionally been the primary appeal of the area, but with remote work becoming more common, Orlando Mayor Buddy Dyer recently outlined plans to shift from a business focus to one that caters to the needs of its residents. The mayor's initiative will focus on making the downtown area safer by hiring more police officers, increasing the number of housing units and strengthening the economy by attracting a diverse group of businesses. The neighborhood has a CAP Index score of 7, which is higher than the national average.

Condominiums priced from the mid-$200,000s to $1.5 million
Apartment buildings and condo towers dot the district, and nearly all boast a wide array of resident-only amenities, from clubrooms to outdoor pools. The Solaire at the Plaza, a 30-story condo, was built directly above the Premier Trade Plaza, which features a movie theater and several trendy eateries. Building amenities include a community center, clubroom lounge, private parking and 24-hour concierge service. The VUE at Lake Eola and Waverly on Lake Eola offer one- to four-bedroom condos priced from $250,000 to $1.5 million. Both offer luxury amenities such as pools and entertainment rooms, and they benefit from a lakeside location that provides residents with appealing water views. Slightly more affordable units can be found in mid-rise buildings like the Metropolitan at Lake Eola and The Grande. Metropolitan, which was originally built in 1963, offers studios and one- and two-bedroom units typically ranging from the high $100,000s to the mid-400,000s, while the prices in the newer Grande hover around $200,000 for one-bedrooms. “The overall median price point in Orlando is definitely lower than Miami and other metropolitan cities in Florida,” says Jokbengboon. “Although you do have to pay some pretty high HOA fees.” Those monthly fees generally range from $350 to $1,200, depending on the size of the unit and building amenities.

Lake Eola Park a popular, picturesque center of activity
Lake Eola Park features a nearly 1-mile-long paved loop around the water and green spaces for picnicking and relaxing. At its center is a large, tiered fountain which puts on a nightly show of choreographed music and water. The park is a popular spot for community events, including the weekly Orlando Farmers' Market on Sunday, the Fiesta in the Park in spring and fall and the annual Fourth of July fireworks show.

Wall Street Plaza is the center of neighborhood nightlife
“I like to say that the Central Business District has two sides,” says Jokbengboon. "There’s the daytime side with access to food festivals, art walks and other events, and there’s the nighttime entertainment side in the middle of all the bars and restaurants.” Much of the nightlife is concentrated at Wall Street Plaza, which features several themed bars and hosts block parties every weekend. Highlights include The Monkey Bar, a Martini bar where patrons sip craft cocktails on a balcony overlooking the neighborhood, and Fixtion, a bar and restaurant described as “part 'Eyes Wide Shut,' part 'Alice In Wonderland.'” Mathers Social Gathering, a parlor-style cocktail lounge housed in a historic building, is another popular watering hole. Around the corner is the award-winning Kres Chophouse, serving classic steak and seafood in a landmark 1930s building. A Publix is located on Lake Eola.
Venues host performing arts, professional basketball, concerts
The Central Business District is home to the Doctor Phillips Center for the Performing Arts, a large-scale event venue that opened in 2014. “That has been a great addition,” says Jokbengboon. “They’ve brought in some of the big Broadway shows, and that kind of thing was definitely missing from Orlando as a metropolitan city.” Other arts-focused stops include CityArts, an art gallery collective with monthly exhibitions, and the SAK Comedy Lab, a small improvisational theater that produced actor and comedian Wayne Brady. The nearby Kia Center is the city's premier concert venue and the home of the NBA’s Orlando Magic. The city recently granted approval for the franchise to move ahead with an adjacent $500 million mixed-use entertainment hub. Plans include a hotel, 270 residential units, 125,000 square feet of retail space and a 3,500-seat concert venue. Construction is slated to begin by the end of 2024. The Walt Disney Amphitheater, located on Lake Eola, hosts occasional concerts.

Transportation
The neighborhood is highly walkable, and residents can easily stroll to restaurants, parks and shopping. The area is home to two SunRail commuter train stations and an Amtrak station. Interstate 4 and State Route 408, also known as the East-West Expressway, form the district's western and southern borders, respectively, and provide quick and easy access to points of interest throughout Greater Orlando, including Disney World. Orlando International Airport is within 15 miles of the district.
