Suburban, convenient and affordable
Holden Heights Includes several Central Florida neighborhoods surrounding Lake Holden. The Holden Heights neighborhood sits at the community's north end, and its houses are smaller than those farther south in the Lake Holden area, closer to the water. However, throughout the area, residents enjoy big yards full of plant life and more affordable housing prices compared to nearby areas with almost no HOAs and a central location in the city. "It's very convenient if you want easy access to all the main areas of Orlando,” says Marcela Lessa Fischer, a Realtor with Pristine International Realty who sells throughout Central Florida.

Ranch-style homes are plentiful
Most homes in Holden Heights are three bedroom ranch-style built between 1950 and 1980, priced between $200,000 and $400,000. Similar homes can be found closer to Lake Holden, some sitting on expansive lots and some backing up to the water, with prices ranging from $400,000 to $1.5 million. Throughout the community, lawns are grassy and dotted with mature trees. More trees flank side and backyards and, in some places, create canopies of shade on the quiet suburban streets. Regarding crime, Holden Heights scores an 8 out of 10 on the CAP Index, four points higher than the national average. This number is primarily due to high rates of assault with a weapon, robbery, burglary and motor vehicle theft. The county opened the Holden Heights Community Center in 2022 to offer community resources like job training, social service programs, vocational training and youth and senior programs.
