Renovations are indicative of a neighborhood in transition
The story of 612 Doby Avenue is the story of Lake Sunset, a small residential neighborhood west of downtown Orlando. The three-bedroom, one-bathroom ranch-style home built in 1957 is one of the community’s older properties. Upon falling into disrepair after the death of its owner, it languished in probate until it was put up for sale and eventually listed by local Realtor Greg Woerner of Watson Realty. “I had 50 offers on that property in just a few days,” says Woerner, who specializes in Orlando's residential real estate. “We sold it for $145,000, and I think it resold for $300,000 or more.” In fact, it resold for $315,000 in April 2024 as a three-bedroom, two-bathroom home following an extensive renovation. “That’s indicative of the neighborhood,” says Woerner, who adds that in researching his property he found “at least five homes being totally renovated in the previous few months. The neighborhood is being revitalized.”

The city has expanded its revitalization efforts westward in recent years, and Lake Sunset is one of the neighborhoods seeing increased development. New housing is limited and its lake takes up much of its space. They share the neighborhood with a collection of small traditional homes, larger ranch-style homes and the occasional multi-level contemporary build. Ranch-style homes offer larger lots and either carports or attached garages. Prices typically range from the mid-$100,00s to the low $300,000s. “For a first-time homebuyer or investor, the neighborhood is kind of a hidden gem,” Woerner says. “And as more homes are rejuvenated, you’re only going to see an increase in property values.”

Heart of the city is next door; theme parks nearby
LYNX buses provide convenient public transportation, and the neighborhood is surrounded by two of the area’s main roadways. State Road 408, also known as the East-West Expressway, forms much of the neighborhood’s eastern border. It is a direct route to the heart of the city just 3 miles away. Once downtown, residents can enjoy its many cultural attractions, anchored by the Dr. Phillips Center for the Performing Arts, a premier event venue. “They’ve had a lot of really good concerts lately,” Woerner says. “There’s also the Kia Center, where the NBA’s Magic play, and Camping World Stadium. The neighborhood is very centrally located not only to what’s downtown but also to Disney and its theme parks.” John Young Parkway on the neighborhood’s west side connects to Interstate 4 a few miles south of the neighborhood and offers convenient access to the theme parks. Orlando International Airport is about a 20-mile drive south. The convenience of the surrounding roadways is potentially offset for certain homeowners by the noise of living so close to inner-city traffic.

Neighborhood park is convenient; Lorna Doone Park is a gem
Within the neighborhood, residents can stay active or just enjoy a relaxing day by the lake at Lizzie Rodgers Park. A playground, picnic tables and green spaces make it a popular gathering place. Lorna Doone Park, the recreational jewel of the city’s downtown-area revitalization efforts, is adjacent to Camping World Stadium, an all-purpose outdoor event venue. The 12-acre park features a customizable fountain at its center and a walking loop surrounding it. Visitors enjoy access to spaces for football, basketball and golf activities, as well as a playground, splash pad, interactive arts garden and performance pavilion. Lake Sunset is a private lake, but residents can take advantage of fishing and boating opportunities at Clear Lake just south of the neighborhood.

Orange Center Elementary is a neighborhood school
Younger students can attend Orange Center Elementary, conveniently located in the neighborhood, and Memorial Middle, both C-rated schools by Niche. Jones High, located in neighboring Lorna Doone, is a B-minus-rated school that features the International Baccalaureate Programme.
Established in 1895, Jones High School is considered the oldest High School in Orange County.
Opened in 1993 Memorial middle School is a magnet school serving grades 6-8 in Orange County.
Orange Center Elementary is a public school serving grades PK,K-5 in Orange County.

Walmart Neighborhood Market, large ethnic grocery store provide options
The neighborhood occupies an area that has traditionally been considered a food desert. However, John Young Parkway provides relatively easy access to a Walmart Neighborhood Market about a mile south of the neighborhood, and Lotte Plaza Market, a highly rated international grocery store, about 2 miles away. The market specializes in Asian foods but offers a wide variety of products. “They have all kinds of unique foods, including a French-Vietnamese bakery on-site. I’ve never been to a place that has so many kinds of food,” says Rochelle Warriner of United Real Estate Preferred, who has been immersed in Orlando-area real estate since 2019. Dining options are concentrated around the South Orange Blossom Trail corridor. Orlando City Deli is a highly rated favorite for meals on the go. Broken Strings Brewery is a relatively new casual sit-down option. Target is located south of downtown.

Crime
The CAP Index gives the neighborhood a 9-out-of-10 rating, signifying a high-crime area. With the potential for crime in mind, the Lake Sunset Neighborhood Association is backing a proposed ordinance that would make it illegal for an individual to intentionally block a sidewalk. Advocates say such a law would unfairly target the homeless population, but police and proponents say it is aimed at curbing illegal activity. “It’s not what it used to be as far as a rough neighborhood,” says Woerner, who adds that he always advises potential homebuyers to take a first-hand look. “Go to the neighborhood and walk around, drive around and see for yourself.”
