Princeton-Silver Star, an industrial hub anchored by the contemporary amenities of the Orlando Packing District, is a mixed-use neighborhood that appeals to those who want to live close to work yet also enjoy a diverse swath of nearby city attractions. The neighborhood is between Fairview Lake and Lake Lawne, two large bodies of water that offset its industrial setting. College Park, one of Orlando’s trendiest neighborhoods, is right next door, and major thoroughfares provide quick and easy access to Downtown Orlando for business and pleasure. “You have proximity to most of the conveniences that people would want,” says Veronica Davis-Lee, a Realtor with Re/Max 200 Realty who recently sold two homes in the neighborhood. “It’s very well-situated. Access to lakes, Packing District amenities
The lakes provide a nautical playground for boaters and other watercraft enthusiasts. Fairview Lake is the larger of the two at more than 400 acres. Lake Lawne is closer to the neighborhood and thus more accessible, especially for anglers searching for their next big catch in Central Florida’s bass-heavy waters. On the west side of the lake is Barnett Park, a sprawling recreational complex that features a skate park, a disc golf course and BMX facilities. The nearby Orlando Amphitheater is a popular lakefront venue at the Central Florida Fairgrounds, but the Packing District features a similar venue of its own at The Grove Park, a 66-acre green space that opened alongside the Orlando Tennis Center in 2023. The park features a paved trail for walkers, runners and cyclists in a waterfront setting. The tennis center is anchored by a 4,000-square-foot facility and features 11 clay and six hard-surface courts. “The Packing District is new,” Davis-Lee says. “It’s an up-and-coming area that has re-gentrified the community.” Another convenient neighborhood amenity is the Northwest Neighborhood Center, which features an outdoor pool, shaded playground, gymnasium and fitness center. The center also offers afterschool and summer camps as well as classes and social activities for children, adults and seniors. In addition, the Orlando Country Club is conveniently located in neighboring Spring Lake.

Princeton-Silver Star’s newest housing option, The Brix at The Packing District, offers contemporary townhouses starting in the mid-600,000s. The northwest corner of the neighborhood is home to a collection of midcentury houses with private driveways and attached garages in traditional neighborhood settings. Similar styles can be found close to Lake Lawne. Prices range from the mid-$200,000s to the mid-$300,000s.

When it comes to schools, the neighborhood is zoned east and west, but students in Orange County Schools are not necessarily bound by their zip code. “The district is a choice system, so many parents will choose schools based around their student’s interests,” says Brad Barnett, a Realtor with Anne Roger Realty Group. That is an especially important detail for those interested in Orlando Science Middle & High School, a STEM-focused, tuition-free charter school rated A-plus by Niche. It is one of two schools in the neighborhood. The other is Evans High School, rated B-minus. Rolling Hills Elementary, Rock Lake Elementary and Meadowbrook Middle are all C-rated nearby options for younger students.

Edgewater Drive is the center of neighboring College Park
A Walmart Supercenter in the Packing District provides a convenient shopping option, and Mama Mia’s Steak Subs & Sandwiches is a hidden gem among the neighborhood’s handful of casual dining options. A full-service Publix is located in neighboring College Park on Edgewater Drive, a contemporary commercial corridor filled with eclectic eateries and boutique shops. “It’s a quaint little community that people love,” Davis-Lee says. From the organic favorites at Infusion Tea to the homemade upscale delicacies of Turci Pasta, dining options abound along the trendy corridor known affectionately as “The Drive.” The newest addition is Pizza Bruno, which recently received a coveted Michel recommendation. Foundation, a one-stop shop for vinyl records and vintage clothing, and Bijou’s Boutiques are among the featured retail options.

"Easy access to wherever you want to go"
Princeton-Silver Star, named for two of the streets that bisect the neighborhood, sits in proximity to some of Orlando’s main thoroughfares. John Young Parkway runs through the neighborhood, and South Orange Blossom Trail forms the community’s eastern border. Both connect to State Route 408, also known as the East-West Expressway, which connects to Interstate 4 in the heart of Downtown Orlando. There you will find the Central Business District and popular cultural attractions such as the Dr. Phillips Center for the Performing Arts and the Kia Center, which hosts Orlando Magic home games and large-scale concerts. “You have easy access to wherever you want to go,” Davis-Lee says. Downtown also offers SunRail commuter train service and an Amtrak station. Orlando International Airport is a little more than 20 miles south of the neighborhood.
