The ranch has a very nice clean, very cozy 1800 sqft cabin, 2 story, 2 bedrooms and 2 baths and a epic fireplace. The cabin has a propane tank, full kitchen with the water coming straight from the cleanest natural spring that you can literally drink right from the sink and is incredibly good tasting water. Power is from a generator plus has a back up generator, it would be very simple to install solar and of course Starlink. The propane runs the refrigerator, dyna-glo heater, a coup de gras stove and has on demand endless hot water for endless hot showers. On the property there are about a dozen springs +/- and there are 2 large springs that hold water all year round even this year and provides an incredibly array of wildlife that come drink every day from the springs daily. There are large numbers of Elk, Deer, Bears, Eagles. On the larger of the ponds the owner has harvested a bull Elk every single year for the last 20 years in a row (every year) also during hunting season because the ranch is surrounded by National Forest (tens of thousands of acres) the Elk and Deer get pushed directly into the private ranch so you have unlimited hunting on your property and all of the national forest to hunt right out your door step also with a good road system to get around. During the rut the owners said it’s non stop bugling to where it’s almost hard to sleep. The property is 30 min up a dirt road that a high clearance vehicle is recommend and keeps the property extremely private from the world, however last week I did pull my trailer with my side by side up the road with no problems, in the winter snowmobile or side by side with tracks would be a easy way to get to the cabin in the winter if you wanted. These types of property surrounded by Nation Forest are very rare and just simply hard to find and then add a functional cabin, and thousands of Aspen trees and you have a very special one of a kind legacy property for generations to come. Lastly it is such a huge plus if your property can make you money, with Mesa Verde Park and Canyons of the Ancients a short drive away, which draws millions of visitors each year, so having a turn key cabin would make for a great VRBO rental during the summer months and then the cabin will really bring in great money for hunting during the hunting season.
