James was very professional of our time and exactly what we were looking for. We were looking for more of a country home, which was something he hadn't worked with in awhile. However, we were looking near his old hometown so he was very knowledgeable in the type of housing and pricing that we should expect in that area. He was always upfront and helping us make an informed decision. So personable, and seemed like a guy that would be great to just hang out with after you buy your house! --caponelvr

Jim was introduced to us while we thought we knew exactly what we wanted in a home. We were looking for a quaint, historic home with plenty of land on a secluded lot. Jim took us on showings of several homes that fit our description of what was ideal. On each of the showings he provided insights into how each home was constructed, limitations on possible expansions or finishing of basements, and even expected maintenance. Jim even walked in dress socks into a basement of a 200 year old home to help us identify any issues aside from the expected moisture including a surprise snake skin ! After all the showings we still hadn't settled on our home and that's when Jim really stepped up. He suggested that we look at newer homes, closer to others, without 10 acres of land...precisely the opposite of what we KNEW we wanted. Boy was he right on about what we were looking for! Turns out we only thought we knew what we wanted. A simple walk-thru of a newer home helped us to realize what we truly wanted and how affordable building a dream home can be. We agreed to build and broke ground in October 2013. Throughout every step of the build process Jim has been our advocate, pointing out issues that may arise if we decided to expand earlier, even recommended expanding our driveway to accommodate more parking. Furthermore, he knew pricing for construction materials, design ideas, and details down to the size of a water heater for a family of four with company during the holidays or the amperage required for a basement expansion or addition of a hot tub. He visited our home site on a weekly basis and provided updates, met with builders, and provided a buffer so that our concerns were addressed while we could focus on our day to day careers without micromanaging our home build. Jim stuck with us every step of the way and pointed out subtle concerns at our pre-settlement walk thru that we would have missed and ultimately had to fix within a year or so (thus saving us from additional future expenses). Even after the sale he has made himself available to discuss any concerns, offer advice, and step in to represent on our behalf. The man knows more than any other realtor with whom we have worked. Whether you are selling your home, buying a home, and definitely if you are considering building a home...Jim IS THE BEST!!!!! Michael Subit

We were moving from out of town and we were unsure whether we wanted to build or buy. Jim was very knowledgeable about the new construction process. Although we ultimately decided the timing wasn't right for a new build, Jim helped us find an existing property that we absolutely love. His insight into the building process as well as his general knowledge about things to look for in an existing home was very helpful (sump pumps, foundation, etc). Falon Owen
