I can't thank Joan enough for always helping me (and or us) with a total of 3 homes that were either both bought and sold with her, over a period of 19-years. She hits every angle in both the purchase and the sale of any home with a fine-toothed comb; and never seems to miss a beat. She has never failed me yet--and I can't even see that as a possibility for her.

Joan always seems to have great planning, timing, and several backup options, if needed, in her back pocket for creative negotiations, when special circumstances & situations arise. Not your typical agent. Joan is the best as anyone that's worked with her will let you know. If we could give Joan and her group 50 stars out of 5 we would. Selling a home is stressful, especially one in which we've shared so many of life's experiences, grand and sad both. When considering a realtor we never imagined we would make such good friends as well. Joan came to hold our hands and share a lot of hr experiences. She offered to assist with advice when we bought a house out of state. Ashley and Amanda have been spectacular to the point that we share jokes when getting it all done. They, too, understand selling and moving and all that goes with that. They put up with our silly questions and they put up with our frustrations and they always, always, come to our aid when we might be confused or need help. We cannot heap enough praise on them and the staff.
Joan was masterful when helping us negotiate the sale and was extremely helpful with resources and contacts to achieve the things one always has to do when selling a home. Her updates are thoughtful and professional all the while being a friend.
I could go on and on but I must say I would never choose another realtor or better friend when going through this event in life. And finally I must say that Joan lives what she professes. We reached out to Tim and Joan at the recommendation of family who had previously worked with Joan, and we are so glad we did! Recently I found myself in need of a rental home on very short notice. I haven't rented a home in a LONG time so I was definitely nervous. I'm so glad I found one of Joan's properties.
Joan and her Office Manager Amanda made sure everything went smoothly and worked with me on timing, move in dates and some changes i needed to the lease.
When an issue did arise with the rental, the quick reaction and sense of urgency to get it resolved was appreciated and unexpected. I think we all hear horror stories about management companies ignoring tenants' problems. Not the case with Joan! She was right on it and working to get things fixed quickly.

The Joan Pratt Group rocked it. We had a job opportunity which was going to require us to move out of state and we were on a timeline to sell our house. Joan had a designer immediately come to our house to give us ideas and properly stage it.
From the time our house went on the market we had several showings scheduled a week. Joan is very knowledgeable on the current housing market. She explained approximately how long to expect the house to be on the market and properly priced the house to be competitive with similar houses on the market in the area.
Throughout the process, the Joan Pratt group kept us updated on activity and interest for our house. They maintained almost daily communications with us for continuous information flow and to make sure documents were presented and completed in a timely and easy manner.
With their marketing efforts, our house sold within the timeframe we needed it to at a price we were very pleased with.

I was handed the lovely job of being the estate executor responsible to sell a property that was in very poor shape. I’m a single mom, work two jobs, and literally had NO time to deal with all the things needed to put the house into a state where it was sellable. My first realtor was a mess, and I came to Joan overwhelmed, anxious, and completely ignorant on what to do. The prior owner had destroyed all account records associated with the house, so all details had to be “sleuthed” out. I didn’t have the time or energy to deal with this daunting mess. Joan and her group took me in, (and probably wish they hadn’t!) and took care of me from start to finish. They took on the whole project, and all it’s innumerable problems, and dealt with them head on, taking an enormous weight off my shoulders. They went waaay above and beyond what they needed to do. I am SOOO GRATEFUL for them, and the amazing work they did. I would not only highly recommend them, I would say you would be less than intelligent to go with any other realtor!!! We’ve͏ built four homes (one custom/three spec) prior to this purchase and used a realtor twice. Since we were moving from out of state and not familiar with the area we researched top realtors in the area and Joan was the first to respond. She worked for us in a way that we’ve never experienced and I don’t think I’ll ever go into another new home purchase without using her. She reviewed every document with a fine tooth comb, pointed out things about the documents and the home, and most importantly was there for the walk through to pick out the details that I was too busy to attend to because I was being given the detailed tour and info on how the house works. That lasted 2 hours and was fast paced so there’s no way I could’ve looked at the house to pick out issues at the same time. One thing that she noticed which I didn’t because I was busy in other areas of the home was the placement of the microwave above the oven. It was clearly off center and she made sure that they fixed that prior to the move in. At the time they weren’t sure it could be done without having obvious marks, but she ensured that they would have completely reinstalled the wood paneling if the repair wasn’t up to standard… which would not have been easy! I also love that she went at my pace and let me lead the way as we’ve been through this several times but were constantly changing the parameters on what we wanted. Finally, she was very blunt and honest about a home that I was interested in and likely saved us a lot of headache. Would definitely recommend anyone reach out to Joan - especially those who are building. I had always thought we could get a discount by not using a realtor, but we discovered in a previous build that it doesn’t work like that… and that’s still the case. Given that fact, it can’t hurt to use a realtor and could really be a huge help! If you’re buying a new or existing home you’re going to want someone who is detail oriented and Joan is definitely the right person!

My husband and I were contemplating an out of state move to Colorado and knew nothing about the neighborhoods, zoning laws, school systems, etc. When we were first researching this information, we called the realtors that had listings in areas that interested us, and out of the 8 realtors that we called, Joan was the only one who answered the phone that night. We let her know at the beginning of the call that we weren’t looking to sign with a buyer’s agent yet, but just wanted information on her listing. After asking some questions and quickly realizing that her listing wasn’t the one for us, she stayed on the phone with us for over an hour discussing the local area, and most importantly for us, zoning issues that impacted our desires. She was extremely knowledgeable in this area and filled us in on information that would have required days of online hunting to find.

Needless to say, we quickly changed our mind about working with a specific buyer’s agent and looked to Joan to keep us in the loop on listings that popped up that met our requirements. Once we decided to pull the trigger and commit to the move, we scheduled a house hunting trip. At our insistence that we only had one full day to view properties, Joan and her team scheduled viewings of 12 properties in one day spanning 5 cities. Fortunately, we found our dream home on the 6th stop, and knew we were done.

Joan worked diligently to put together an offer that represented our best interests and was also very compelling for the sellers. After some quick negotiations, we had a signed purchase agreement within the following 24 hours.

We flew back home and proceeded with the closing process, with Joan keeping tabs on every aspect of the transaction along the way. We felt comfortable that we were in good hands and didn’t have to stress about a thing. Come closing day, we arrived at our new home after very long RV road trip, and Joan met us there with keys, a welcome basket with everything you could need on moving day, and a customized thoughtful gift that we still display to commemorate our huge transition.

Her work didn’t stop there, though. She got us in touch with interior designers, painters, and contractors. She invited us to several events where we could meet other Colorado newcomers, even a New Years gathering. As newbies to the neighborhood, holidays like these can make you miss your old stomping grounds where you were surrounded by friends and family to celebrate these occasions. Seems like Joan knows these can be isolating times and truly enjoys making these transitions easier for her clients.

For all these reasons, when we decided to pursue another nearby property, our first call was to Joan. She took all the same steps to ensure that we secured the property we wanted for the price we wanted and continues to assist us in every aspect of the process. We received another extremely personalized gift to commemorate this new chapter and are again taking advantage of Joan’s wealth of referrals. Like so many others, we decided to move to beautiful Colorado from out of state. We didn’t know the area very well, but we got very fortunate finding Joan and her team after researching agents in Castle Rock. From the start, Joan spent a lot of time with us on the phone just talking about our needs and what we were looking for in both a home and area to live in. We took an exploratory trip out and Joan showed us some homes, but existing and new build, over the course of our trip. We have a three-year-old and a baby, and Joan was amazing and patient with our kids. Our little three-year-old just adores her! But back to the home search – she recommended the perfect community to us, and we were fortunate to find a model and lot that worked great for our family. She was very helpful throughout the process, and it is important to have a knowledgeable and reputable agent to help through the new build process. One part of buying a new build is the final walkthrough, where they explain how things work and you also have an opportunity to point out things that need final touch ups prior to taking possession. However, it is very difficult to look at your new home with an objective eye since you are so happy to be buying it, at least it was that way for us, and thus everything looked great! But Joan was able to spot many items we overlooked and was able to get them all taken care of before we took possession. I can’t tell you how glad we were to have her there with us through the process! And then again at closing, she was there to explain everything in detail, while also entertaining our three-year-old again! We really can’t recommend Joan and her team enough; they did amazing work, and we were grateful to have them help us through this exciting yet sometimes stressful event. Thank you JPG!

After meeting Joan, we knew that she had the personality, drive and enthusiasm which would make her effective and a pleasure to work with. From our friends past experience with Joan we learned of her stunning reputation and her sales ability. From our own experience, we found Joan and her staff (Bre and Michael) to be very caring people who were dedicated to making ALL elements associated with selling our house go as smoothly as possible with the least amount of stress on us. They did this by making all paperwork very easy to complete, contacting suppliers for us, being immediately responsive to our queries and keeping us constantly in the loop with calls and emails.

We had several home projects that needed to be done such as repair/replacement of a large driveway as well as roof inspection/repairs, plumbing work, re-carpeting, etc. Joan had experience with excellent and reasonably-priced driveway contractors, carpet layers, plumbers, etc. and arranged to have the necessary work done while we were out of town.

When we needed advice about some upgrading, Joan always had ideas for us along with cost estimates. In summary, Joan and her staff went above and beyond or, as stated in her company’s motto: they “exceeded our expectations” in the way they assisted us with the myriad of things people have to deal with when selling a 20-year-old house.

Also, we had a great deal of downsizing to do. When we received a cash offer with a 35-day move-out stipulation, Joan and her staff went into full throttle to help us empty the house in that amount of time. Although it was frantic at the end, Joan and her amazing staff (and even her husband Kevin), helped us to sell, donate and dispose of all of the remaining things that were still in the house the last few days before the closing.

From the time we listed the house until it was sold, the communications with Joan and her staff were super easy. We would always get an immediate call back when we left messages and most of the time got through right away. Joan always listened to our concerns and, when necessary, adjusted the listing and marketing strategies as we progressed through the process. In terms of marketing, Joan’s use of technology in marketing our property was exceptional!

We have only the highest praise for The Joan Pratt Group and enthusiastically recommend Joan and her staff to anyone needing to sell a home, especially in a difficult market.

We first met Joan in 2008 when we were transferring to Colorado from North Carolina. Without knowing anyone in Castle Rock, I called Joan when I saw the support she gives to various charities, and our local schools where my wife had gotten a job. We were very blessed to come across Joan. We had some pretty tough requirements (4 boys, and my father who was handicapped), added to the fact it was a long distance move with a lot of stress because my mother was very ill. Joan went above and beyond to assist us, to the point where she was continuing to look for properties for us when I had to travel back to NC multiple times. After picking a house that was in a multiple offer situation, she figured out the listing agent had misread our offer when we were told we did not get it, and made sure to take care of us through the whole process.
