Looking for a home in the $80k - $130k range in Anthem or the North valley somewhere, we started with a different real estate agent but didn't feel comfortable with him. We suspected he was limiting the selection of homes he showed us to only ones at the top of our price range. We were referred to Kathleen through two different people who were very impressed by her negotiating skills as well as her willingness to help when she got nothing out of the deal (they bought a home in a different county so had to change realtors, but Kathleen still helped them review the docs, making sure all was fair). Our experience with Kathleen was nothing less than 100% satisfaction. She showed us a much larger selection of homes than our previous realtor - our first 1st-hand clue she was trustworthy & not just focused on the $$. She spent 2 whole Saturdays with us, driving us around the North Valley looking at dozens of homes. We ended up buying a foreclosure home in Anthem in April 2011 through Kathleen. She made sure we got everything we possibly could out of the deal, as it seemed we were working with a slightly shady seller/lender combination (they were the same company). Whole home search + buying process took about 2 months start to finish. In short, Kathleen is an awesome realtor & we would recommend her to everyone looking for a home in the North Valley.

06/01/2016 - mcooper11325 Bought a Single Family home in 2016 for approximately $600K in Casa Grande, AZ. My husband and I are the ultimate buyer's remorse types. We liked a lot of the 20 or more homes we saw with Kathleen over a period of 6 months. We put offers in on at least a third, changed our minds on half after the offer and opted out of three or more homes that were in the contract stage. Kathleen was more than helpful, she was therapeutic for me. In the end, we went back to one of the homes that we had made an offer on early in our search and our initial offer was rejected, my heart was broken. I loved this home so we revisited our initial offer on this home later in the search. We made another offer on the home with Kathleen's recommended adjustments and still kept to our bottom line budget requirement. Kathleen stayed the course, waged the battle for us and we purchased the home, my dream home. Kathleen was not afraid to make an offer that she knew might still be objectionable to the Seller, even though it was a fair offer. She did her homework presented the facts to both parties and the end result was beneficial to us and the Seller. She was patient, professional and most of all tenacious enough to fight for our best interest during negotiations and with integrity she remained respectful to the Seller as well. It was a Casa Grande pleasure doing business with her and I highly recommend Kathleen Ticknor if you are searching for a home!

I guess from the beginning. From what I understand my story is becoming more and more common. Over a year and half ago I found Kathleen and started to try to find our dream home in Arizona. The market here is a sellers market. Kathleen went way above and beyond what I have ever had a agent do for us and when things seemed bleak she kept our spirits up with her can do attitude. In the last year and half Kathleen put in over 20 offers for us. We lost the offers to investors that were swooping down with cash, which we could not compete with. As we would hear they didn't except our offer Kathleen reinforced, that wasn't our true dream home and it was out there some where. Finally, Kathleen shows us a house in the area we wanted to be in but had given up hope of finding a home there. When we walked into the home the first thing we saw was an R&L, which were our initials. We new at that point this was our home. Kathleen new we had to close as soon as possible because we had family that we hadn't seen in four years coming for our daughters graduation. She set out diligently to get everything we requested and to get us in the house as soon as possible. Kathleen not only got us everything we wanted at closing but also got us into the house before our original closing date. I believe I am one of the longest clients Kathleen has had to work with, I knew what I wanted and I wasn't going to settle. Kathleen is a true professional and over this long period of time became a great friend. Despite our being what I would consider exceptional friends, I would not recommend anyone if I didn't feel the recommendation were warranted. In Kathleen's case it could not be more so. Kathleen is one of those individuals who takes pride in what she does and cares about the outcome. Recently, Kathleen was given the listing to sell my home when another realtor was unable to do so. For many reasons Kathleen was outstanding in everything she did to bring buyers to the table and ultimately find one for my place. In preparation for doing so she hired a professional photographer, staged the home, advertised it in print and on several social media outlets and was always available for the house to be shown as I had an elderly dog who could not vacate the home during a showing. Kathleen was always there to help, always. Most recently, I was looking for a rental home and Kathleen listened to my requirements, location preferences and set out to find me something. As expected, she was spot on with many of the properties she showed me (there were one or two that did not show as advertised :)) and in short order found what I wanted. 01/14/2012 - dnc2pf - Bought a Single Family home in 2011 for approximately $275K in New Village, Phoenix, AZ.--- After looking at many short sales in Anthem we decided to buy new. Kathleen showed us new homes in New river. The builder had some great incentives to buy. The price is the price the sales lady said for the builder. Not true because Kathleen negotiated a better deal then we ever thought. Thanks to Kathleen we are now living in our brand new HOME !!!!!!!!
