Work Experience:
Marketing and sales of commercial properties for clients. Assist clients and investors
in purchase sales and development of Real Estate Properties and Projects.
Responsible and in charge of all aspects of real estate transactions, project development, construction management. Perform cost estimates, and feasibility studies for purchase and sale of real properties. Prepare and present financing packages for construction loans. Oversight and review of real property acquisition, coordination of real property transaction regulations and processes. Review and comment on final master plans, land utilization studies, master plan studies, PUD s, environmental studies, environmental documentations, land use plans, zonings, coordinate and process entitlement with different local and federal agencies.
Supervision of office and offsite staff, construction management, responsible and in charge for all land acquisitions for the projects. Prepare final cost estimate for land acquisitions, construction loans, and project implementation.
Construction management of public work facilities and projects such as cities, counties, schools, assessment districts, etc. Direct the inspection of projects and enforce conformity to the approved plans. Critique the work of consultants to ensure cost saving measures and timely approval of the projects. Enforce code conformity to local, state, and federal agencies such as Caltrans, UBC,UFC,CBC,SANDAG, Title 24, NFPA,ACI,ASTM,FEMA,AASHTO, DOT,SWPPP, ADA. Coordinate with Counties, Cities, Water Agencies, Fish and Game, Fish and Wildlife, Coastal Commission, Water Quality Boards, Fire Districts etc.
Project representation for General Plan Amendment, Rezoning, and Tentative map processing, PERB hearings, PUD s, and Master Planning. Guiding projects through municipal government from preliminary review to final approval.
