Kim was absolutely amazing to work with! As first time home buyers in an intimidating market, we had little idea as to what expect or how to start. Kim taught us so much and was honest and informative about the process but also supportive, personable and efficient. She helped us close on a great house when our offer wasn’t even the highest one. I can’t speak highly enough about this amazing woman and recommend her to anyone looking to buy/sell in this market!!

Kim provides exceptional service and insight into a very crazy market. As first time home buyers she assisted us and provided answers to our questions while insuring we understood all the steps along the way. Kim's expertise shined when we where able to make the deal on a bid that was below other offers already on the table. She stays on top of everything, from getting to know the seller's agent to the loan company and escrow. She's extremely personable and professional and I would highly recommend her!

A question for a review is "would you hire this person again?" Well I did. Kim Mulligan was the buyer's agent when we bought a Renton starter/rental house in 2014. When it came time to sell in 2020, we used Kim again, this time as seller's agent. Very different market conditions between summer 2014, a hot real estate market, and April 2020, during the pandemic stay-at-home order. Kim successfully guided us for both. Not just as a buyer/seller of real estate. She understood the arc of the whole transaction from 2014 to 2020. She understood the underlying financial goals we were pursuing. In between when real estate advice was needed, our family relied on her expertise as well.

Excellent negotiating skills. Especially for selling during the pandemic, getting a strong offer from a qualified buyer and getting to a timely closing was paramount. Five and a half weeks from listing to close.

Extensive contacts. When selling in April 2020, we turned around a house in a week from tenant move out to listing. This required some external help. Kim makes calls and a carpenter appears to hang new doors or landscapers to help tame the yard. Her background in building trades helps her know what to do. And she brings elbow grease to boot.

Even though our property was modest and not in an expensive neighborhood, Kim was attentive and on task throughout. I never felt that she would rather be spending her time on seven-figure homes in Sammamish. Nothing ever lagged or dropped through the cracks.

I thanked her with a bottle of 2014 Five Star Cellars Syrah, because she is a five-star professional.

I was recommended to Kim by a family friend and it was the best decision of my life. I recently closed on my very first condo and I literally could not have done it without Kim. From the time we first met to my closing, Kim was informative, supportive, and knowledgeable. Kim cares about her clients and treats them like family. I trust Kim completely. She taught me so much about what to do when looking at a potential property, how to understand the offer process, and how to make my place more green. Every single day I am thankful Kim came into my life and helped guide me through the overwhelming process of purchasing my first property.

My husband and I are first-time buyers and working with Kim was a great experience for us. We had no idea what to expect and she guided us through the entire process with patience and grace, even on weekends and late into the evening. She was extremely responsive on email, text, phone and the app she recommended for sharing listings. She was always happy to share her extensive knowledge about the current real estate market, local neighborhood character, and the building industry, which I found highly instructive.

Kim has deep integrity and always kept our best interests at heart. In our case, we started out wanting one thing, but ended up finding something completely different at a vastly lower price point, and she just rolled with it. She always treated us as if we were her only client and we were buying a castle. Her goal was simply for us to get what we wanted at the best possible price, and by following her advice, we did end up with a deal we were quite comfortable with.

We could never have bought our property without her help. I would recommend Kim to anyone buying a home in the Seattle area.

With hundreds of agents to choose from, we selected Kim Mulligan, and we weren’t disappointed. We knew we could count on Kim to have our best interest as her top priority. Kim cautioned us about the highs and lows of house hunting, and we were so grateful to go into the experience knowing what challenges we might face. Kim’s familiarity with the market, the purchasing process, and our home criteria “must have’s” made the whole experience seamless, comfortable, and successful.

When we were ready to give up, Kim kept us going. She called again with “just one more” property to visit. She talked us into seeing the property before anyone else had the chance to view it, and wrote up our offer right away with no crazy terms. It was her skill and determination that closed the deal. Throughout our home buying experience, Kim’s commitment to integrity and her availability transformed a challenging process into a comfortable journey that led us to “the one!”

We worked with Kim for the recent purchase of our townhome in West Seattle. We were first time buyers and relatively new to the Seattle area, so it was a little intimidating to look into buying in this current market. Kim did a great of job of thoroughly explaining all aspects of the process. She made herself available to answer any of our questions at anytime. Kim definitely has a lot of knowledge and knows a lot of people in the Seattle area. She was able to recommend some great options for loan officers. One of which we end up using and were very happy with. We also ended up using a VA loan, and I appreciated the work that Kim did in working long with the lender to educate the sellers on the ins and outs of the VA loan. Overall Kim did a great job: she listened to all of our wants/needs, she educated us throughout the process, and she provided timely responses and kept us in the loop. She also provided some excellent design ideas for the new place...just as an added bonus. We are very happy with our new home and very happy that we got to work with Kim on our first home purchase.
