For Sellers, the process is the same, but differing in task. She discusses your needs determining if you are wanting the highest price or timing is most important. Rhonna sets up a plan, accordingly, tailored to our needs to insure you, she can reach the Seller's goal. If you want the highest price then she starts by looking at your house from a Buyers perspective while making a list of repairs needed, extra items packed and stored, flowers planted, etc. Depending on the age, she may even have the house Inspected fixing those items, too. Buyers are willing to pay more for a home in "move in" condition with repairs made and price reduced because of days on the market. Once the house is ready, the marketing phase begins starting with professional photos to best represent the house on the Internet. Today's Buyer looks on the Internet prior to walking in a house. Most homes are eliminated due to poor photo quality and not having the house in showing condition. Also, she will put information for Buyers in the home and in MLS such as the Survey, Seller's Disclosure, past Upgrades, neighborhood info, etc. Rhonna wants to answer Buyers questions ensuring the correct information is conveyed and all questions answered so they can make an offer. The property goes in Austin Multiple Listing Service and 100's of Internet Home Sites from Zillow- Redfin. She makes it easy to show and quickly receive an offer. She will even call the buyer's agent to inquire about the buyer and loan status, present the offer pointing out terms and anything not to your advantage. Rhonna negotiates an offer meeting your goals. She will keep you informed of Inspections, loan approval, providing any information needed, reviewing Title work, HOA and closing documents.
