We cannot recommend Ross Cohan and his son Nick at Beach City Brokers more highly. At a time when inventory was in short supply and each home was receiving dozens of offers, Ross’ 42 years of experience saved the day—and got us into a home we’d never expected to get. Ross anticipated every challenge in this hot environment and played a pivotal role between the sellers’ agent, our mortgage banker, myriad inspectors, and ultimately, the escrow company. In tandem, Nick kept a daily stream of communication flowing between us and the sellers’ agent as we worked to be the winning bidder.

Ross and Nick’s professionalism, tenacity, attention to detail, and wanting what was best for US were on display throughout the complicated transaction.

There’s not a doubt in our mind that if we had not had Team Cohan representing us, we would not have had a successful outcome. My wife and I could not be happier to be in our beautiful new home in Palos Verdes. Thank you, thank you, thank you, Ross and Nick.

Having worked with Ross Cohan on a few deals now. Each transaction has gone smoothly. On the last transaction we were able to sell the house in 1 week and well over asking price. Ross and Nick kept us on track to hit the deadlines and were a big help getting the house ready to show as well as close. There should be more than 5 stars for Ross! Not only is he a wonderful human being, he made the sale of my mother's house (the house I grew up in) and sale of her rental condo so easy. I knew I was in good hands. On his recommendation, we staged both properties, did some very minor repairs and voila! The house sold within 10 days at $300K over asking price. The condo sold $60K over asking price in about the same short time. Ross kept me in the loop on an almost daily basis which I loved. Thank you Ross for making this process a breeze! You are a class act and superb realtor. And your son, Nick, who helped in the sale, is in the same category! Thank you gentlemen.

Ross is the go to Realtor who is knowledgeable of the market, has high ethical standards and keeps in constant contact during the entire sales process. We have used Ross in the past for the purchase of another property. Ross has a vast array of vendors that are available to respond quickly to those repair/upgrades that need to be made prior to and during the sales process.

Ross was more than helpful in finding us a Condo for my Aunt & Uncle. He was extremely honest, upfront, and was able to find us a great place that fit within our budget! He was extremely communicative and easy to reach to answer any of our questions at all times. Ross made what might usually be a nightmare into an experience that was such a breeze! This is our second property he has handled for us, the first one, we were the sellers and the second one, we were the buyers. This guy is a "keeper", that is all I can say!

Our friends recommended Ross to me and my wife because of their great experience with him as their buying agent, and we were not disappointed! Ross was wonderful to work with throughout the whole process.

Since this was our first time buying a house, we did not really know much at all going into the process. Ross was such a great guide in walking us through every single step. He did a great job of explaining everything in detail and would always check in every day to see how we were feeling and giving us updates on how things were moving along. He would always answer our calls/texts immediately and we never felt like we were out of the loop on anything.

Ross stayed on top of every detail and made sure that information was kept up to date between all of the parties involved (buyers/sellers/escrow/lending/etc). We never had to worry about gaps in communication and things could not have gone more smoothly.

We couldn't ask for anyone better than Ross, and I can't imagine how we could have gone through the whole home buying process without him. He would always go above and beyond in making us feel like we were being taken care of, and even after we closed he would still check in to see how we are doing and make sure things are going smoothly for us!

Ross Cohan was recommend by an acquaintance of ours and we weren’t sure what to expect from our first home buying experience. Right from the start, Ross was kind and welcoming while truly listening to our thoughts and feedback. He is able to strike a balance few can - addressing our thoughts and opinions while also kindly sharing his market expertise and 40+ years of experience. He is extremely knowledgeable of the South Bay and was able to get us into new homes first, before they even hit the market.

His responsiveness was off the charts, it didn’t matter what time it was, he was always available by text, phone or email. After a few months of searching, we found the home for us. Ross kicked into high gear then, maintaining constant communication with the escrow company and the Lender - the closing process was smooth and easy because of him.

It is with great pleasure that we are writing this recommendation for Ross Cohan, Real Estate Broker of Beach City Brokers. Our selling situation was anything but normal and we are so thankful to Ross for getting us through it.

Our mother recently passed away and we found ourselves in need of a realtor to sell the house. Our parents had built a good rapport with Ross over the years, and because of their fondness for him, we decided to go with Ross as our listing agent.

Ross made suggested repairs and cosmetic improvements to help get the house ready for market. Since we didn’t live nearby, Ross volunteered to coordinate with vendors and oversee all repairs while keeping us informed every step of the way. All the renovations and staging were completed within 3 weeks and we were all set to hold our first open house.

That’s when everything changed! The pandemic hit and everyone was told to immediately shelter in place. Needless to say, we were not able to proceed with the scheduled open house.

But that didn’t stop Ross! He stepped up to the challenge. The fact that he was able to sell our house for $25k above asking price without an open house, kept the deal together during a pandemic, and closed escrow in 30 days is nothing short of amazing!

We are so impressed with the depth of Ross’ knowledge, negotiating skills and his ability to do whatever it takes to get the job done. We closed escrow today and are so grateful for everything Ross did for us.
Our story is one for the books and we’re pretty sure Ross will never forget the Patzner house!
