This is no fluff review-so here is the red meat. I have known Tim for a number of years. I did not know he would be selling me a home. I have known him as such a man of integrity for so long, that it was a "no brainer" that when I was in the market for a home-he would be my go-to guy.

But let me cut past the personal niceties and give it to you straight: Everybody wants to be a realtor in Boise as of late. I know 21 year old kids who have not given a nod to a work ethic that are getting their license. Everybody wants to cash in on the Boise/Idaho pie.

Tim has lived here for several decades, and has been in the business for decades as well. He is established and secure. He does not need to score a big check. He is driven to serve others. And he gets a kick out of going the extra mile to treat your interests as though they are his own....because they are.

You want someone who has been around and knows all the best of the best in their respective professions, whether it be title, loan and finance, HVAC, plumbers, electricians, builders etc. etc. The people who have roots here, and repeatedly demonstrate tried and tested ethics and professionalism connect with people like Tim for a reason-they like to sleep at night with a clear conscious.

Go with experience. Stay away from the anxious trying to get in on a cash cow. You won't feel pressured by Tim. You will feel taken care of, comfortable, and get a taste of a bygone ethic.

Outstanding Support by Tim, prior, during, and after the sale. We were nervous about moving from Idaho Falls, to the big city of Boise and Meridian. Tim was our broker at least a year before we actually bought a house through him. He knew what we wanted, and he guided us to many places that would have worked. But we were not ready to move, because of work and an upcoming retirement. Tim found us the perfect location at the perfect time. After the sale, we have used Tim as a huge resource for finding the right people to do the best job, as we have needed services, over the last 10 years. He is a huge resource. Being a first time home buyer in todays market can be very intimidating. Tim helped my parents buy their house 12 years ago, so when I was looking to buy they told me to call him. I had a house in mind that I liked, and he had an offer in for me just hours after I first called him. It was accepted, and he helped guide me through the closing process. When the appraisal came back low he negotiated the price down and saved me $32,000! we used Tim to find us the perfect house when we first relocated to Boise. We looked at several and he kept to our budget, then he showed us "the one" and we purchased it, did the renovations we planned to do. We thought we'd stay in this home forever. However, in re-evaluating several criteria, we made the decision to once again relocate to another state. We called Tim, he did the market research, we agreed on a selling price and he got to work hiring photographers, videographers, and got the brochures made. He put a "coming soon" sign in the yard and 7 days later, put it on MLS. It went live at 9 am, at 10 am he had a call from an agent asking to show it, and by 2 pm, we had a full price offer. I didn't think a home could sell in 4 hours, but ours did. He was on top of each and every step we had to tick off the list, and without his great resources, this would not have happened. We've told all our neighbors to use him if they really want their house sold. He is the best!

My husband was deployed oversease and I was TDY(not in state, I was at a training in Arizona) throughout the entire process and he made this process as painless as possible considering the circumstances. I was able to fly down to Boise for a weekend to look at the potential houses, Tim had a booklet prepared with all the houses we were going to look at and all the details for them(details on the area, specs on the house, etc.). As a first time home buyer I did not know what benefits were available to me, and we ended up using our VA benefits to purchase our home. Also, since my husband was overseas I had to sign for him on many of the documents and Tim made it all happen. I purchased a house in Nampa while living in Seattle. Trying to find the "right" house with a workshop or space for one took some time, but Tim never lost patience. When we finally found the house I ended up buying, Tim negotiated a price reduction because the original price seemed a little high. After the home inspection revealed a problem in the crawlspace, he again negotiated with the sellers and made all the arrangements to have repairs made. Most of this was done while I was 500 miles away so it saved me a whole lot of time and effort. Knowledge of the local market, negotiating skills, and contacts with contractors who could do the work was really a plus for me.

Tim Burroughs is amazing. He is so knowledgeable, helpful, thorough, and definitely goes above and beyond what is required. We had a situation when buying a particular house where the seller wasn't working with us, and Tim spoke to them and explained the situation that they were in and was able to help them. In 2005, we decided to move to Boise, Idaho and started looking at homes on-line. We were contacted by several agents, but Tim Burroughs stood out above the rest. He took a genuine interest in our predicament, to find the perfect house in two days so when we moved to Idaho several months later; we would have a home to move into. As with any two home sales in two different states, we hit a few snafus; Tim worked with our selling agent and mortgage broker to make the transition go smoothly. When we decided to sell our home in Meridian ID, we immediately contacted Tim to be our selling agent. Since it was such a tough selling market in 2011, we wanted the person who we knew would get our home the greatest amount of exposure and get us the best possible price in a buyer’s market. We were not disappointed. The home was viewed by many and we had a firm contract in about 45 days. We asked Tim to switch hats and become our buyer’s agent as we looked for our dream retirement home and he graciously agreed. Within a week we found our dream home in Star. He had been feeding us information over the past year based on our requirements. He showed my wife homes when we came to Boise in January in order for us to get a feel for the city, surrounding area, and school districts. He gave us daily feeds for homes on the market as we made the decision to make a purchase so that when I came out to Boise in March, I had a great feel on the homes in which to take a detailed look. Tim had a detailed agenda that made my looks at the homes expedious and provided the background information to greatly help in making a smart purchase. I heard him firsthand work with the buyer's agent. He was masterful in working to gain agreement that fit our budget. As a renter for several years, I was looking to purchase my first home but didn't know where to begin. A co-worker of mine was raving about her real estate agent and gave me Tim's name. Coincidentally, I ran into him a few days later and he got the ball rolling for me. It was a Monday when he recommended a lender to me, that Wednesday I got pre-approved for a home loan, Friday Tim took me to see some houses, and on Saturday I made an offer. Monday afternoon Tim called me at work to tell me my offer was accepted. From talking to others about their home-buying experience, I know that this is rare. I feel the process for me was so easy because of not only Tim's experience, but also for his obvious, genuine love of helping folks find their perfect home. Before Tim began emailing me listings, he had me write him a wish-list of must-haves and would-like-to-haves for my ideal house. Once that was done, he was able to send me only the houses I'd really be interested in, and I chose from that which I'd like to see. That Friday we were out until at least 10:00 pm looking at houses. After my offer was accepted, Tim explained everything to me step-by-step: from the appraisal, to the home inspection, all through the closing. I feel he did an EXCELLENT job of educating me in all areas of home buying, enabling me to make informed decisions. He also shared in my excitement of everything that was happening, making the whole process more fun than scary! This house was neglected! But Tim had a vision, he not only got me the offer I could afford, he negotiated with contractors to restore my home! He was able to convince the bank to loan me the extra money to renovate! If you think that is amazing, he convinced the contractors to do the work and paid them when the sale came through!
