Why Bellevue is a popular North Side neighborhood
Neighborhood restaurants, high walkability and community events make Bellevue one of Richmond ’s most sought-after North Side communities. Most homes were built in the early 20th century, and you can find a variety of historic architecture, from spacious Colonial Revivals on Pope Avenue to modest bungalows on Greycourt Avenue. Restaurants and stores on MacArthur and Bellevue avenues are within walking distance. The highly rated Linwood Holton Elementary School is also located in the neighborhood, and nearby access to the interstates makes it easy to get around the city.
What home prices and styles you can find in Bellevue
The median home sale price is in the mid-$500,000s, higher than Richmond’s overall median and higher than the nearby neighborhoods of Laburnum Park and Ginter Park. Homes under 2,000 square feet usually range from the upper $300,000s to the lower $600,000s, while larger homes and those with luxury updates range from the mid-$500,000s to the upper $800,000s.
“It’s a great, established neighborhood in Richmond,” says Josh Simpson, associate broker at Simpson Realty Group with more than 15 years of experience in Richmond real estate. “It’s very popular, and has mostly older homes, built roughly from the 1920s to the 1940s.” Dutch Colonials, Tudor Revivals and American Foursquares are common, and you can also find smaller bungalows, Cape Cods and Minimal Traditional houses. Most residents park in the street or alley. Many homes include a detached garage, but these are usually used as sheds or workshops due to their small size. There is no homeowners association, so some homes have creative yard decorations and landscaping.
Linwood Holton Elementary and other RPS schools serve the area
Kids can go to Richmond Public Schools, where enrollment is mainly address-based. Linwood Holton Elementary School gets high ratings and is within walking distance of most homes in the neighborhood. Students then attend Henderson Middle School and John Marshall High School, or they can apply to specialty or regional governor’s schools. The New Community School is a private option that serves students with dyslexia and other learning differences from fifth through 12th grade. The top-rated Veritas School is a Christian private school for pre-kindergarten through 12th grade.
Walk to restaurants, coffee and groceries
Bellevue has two commercial districts that you can walk to in the neighborhood. Along MacArthur Avenue, you can find:
Dot’s Back Inn, a longstanding diner that was on Food Network’s “Diners, Drive-ins and Dives”
Demi’s Mediterranean Kitchen, an upscale restaurant serving Greek cuisine
Stir Crazy Café, a popular hangout serving coffee, bagels and sandwiches
Once Upon a Vine, a locally owned wine and beer store with a huge selection
Bellevue Avenue is another commercial hub, offering:
Little House Green Grocery, a small grocer selling gourmet goods and local products
Northside Grille, a neighborhood bar with regular live music
Up All Night Bakery, which serves freshly baked bread and croissants
National retailers and grocers are a short drive away in Willow Lawn. On Saturday mornings in Bryan Park, you can shop at the RVA Big Market, Richmond’s biggest year-round outdoor farmers market.
Bryan Park and the elementary school playground offer recreation
The over 260-acre Bryan Park — located just outside the neighborhood but still within walking or biking distance for many — is a popular green space. On a typical day, you can find cyclists and dog walkers along the park’s paved trails, people playing disc golf and pickleball, and kids playing soccer. Families use the playground and basketball court at Linwood Holton Elementary School in the evening and on weekends, and the school’s soccer field hosts youth leagues.
Easy access to highways, public transportation and bike lanes
Interstate 95, Interstate 64 and the Downtown Expressway are around five minutes away. Downtown Richmond is roughly 15 minutes away via the Downtown Expressway, and Short Pump is a 20-minute drive on I-64. The Greater Richmond Transit Company bus stops on the neighborhood’s edges. Hermitage and Brook roads have dedicated bike lanes.
A friendly neighborhood with regular community events
“Bellevue’s a village, really, where you can walk to shops and restaurants,” says Joan Peaslee, a Bellevue resident and a real estate agent with Shaheen, Ruth, Martin & Fonville Real Estate. “You know your neighbors, and you stop to chat with them. In Bellevue, everybody’s a part of the neighborhood.” The Bellevue Civic Association meets regularly to organize neighborhood events like Porchella, a springtime music festival where local bands play on people’s porches, and Christmas on MacArthur, a vendor market and Christmas parade.
