In California’s High Desert Region, on the far south end of Victorville, Sunset Ridge offers suburban living with direct access to retail stores, tons of dining options and major highways. Homes here generally cost less than in nearby Hesperia, as well as much of the Inland Empire. “It’s a really popular area with first-time homebuyers because of the price point,” says area resident Mike Hale, a Realtor with Realty One Group Empire. The neighborhood is also popular among families seeking a larger house, and with area commuters. “There’s one major freeway that travels north and south through there, Interstate 15—so that’s a big hot button for a lot of people who decide to buy here,” Hale says. “You have the benefit of an easily accessible route and less travel time to what we call 'down the hill.'” These “down the hill” destinations include hubs like San Bernadino, Riverside, Rancho Cucamonga and even Los Angeles. Sunset Ridge is also right on Highway 395, which leads north to the nearby city of Adelanto, and ultimately, the Eastern Sierra.

Larger homes for the money than much of the Inland Empire
The neighborhood is mostly made up of tract home developments built between 2000 and just about now. These tract homes often have layouts of about 2,500 to 3,500 square feet, and lots of about 7,000 to 8,000 square feet. The few 1980s ranch-style homes here have layouts of about 1,000 to 2,000 square feet, and often, lots of around a half-acre.
“As long as you don’t need the bigger lot size," Hale says, "you can get a little more house for your money than you would in Hesperia.” According to Hale, the smaller lots in these planned developments aren’t necessarily a bad thing, especially for those moving from more crowded areas. “We have this migration pattern in California, as I call it, where people from Los Angeles are moving up to the desert because they want more affordable housing and a lower cost of living,” he says. “I find that those people, in particular, really gravitate to a more compact neighborhood feel because that’s what they’re used to. All they want is a nice little neighborhood feel with sidewalks, and if that’s what someone is looking for, this is the area I'd go to first, especially as a first-time homebuyer.”
Prices here range from about $325,000 to $600,000, and generally depend on a home's size and level of updating. Hale says you can get an updated home here on a smaller lot within the mid-$400,000s. In comparison, average home prices in area cities are $490,000 in Hesperia, $505,000 in San Bernardino and $715,000 in Riverside.

Easy access to the Mall of Victor Valley and tons of popular restaurants
Bear Valley Road, on the neighborhood’s north end, has a Stater Bros. Markets for groceries. Further east, near Interstate 15, the Mall of Victor Valley is anchored by Macy’s, JCPenney and chain retailers like Dick’s Sporting Goods, along with a Cinemark movie theatre. All-ages recreation at Sunset Ridge Park
The neighborhood’s namesake Sunset Ridge Park spans 16 acres, with basketball and tennis courts, three lighted baseball fields and a lighted multi-purpose field for soccer and football. There’s also a large playground here with rock climbing walls, and shaded picnic areas with barbeques. The park is ringed by nearly a mile of paved walking paths, making it popular with joggers and dog walkers.

Interstate access connects residents to nearby hubs
The neighborhood is bordered to the west by Highway 395, which leads 11 miles south to Adelanto and the Southern California Logistics Airport. Interstate 15 is the neighborhood's eastern border, and leads about 30 miles south to San Bernardino and 45 miles south to Riverside. Los Angeles is about 75 miles away, via the 15 and a few other freeways. Bear Valley Road is lined with Victor Valley Transit bus stops and leads about 6 miles east to Desert Valley Hospital. San Bernadino International Airport is just over 30 miles south via the 15.
Air quality concerns and risk of extreme heat, drought and wildfires
Like much of California, San Bernadino County communities are at risk of drought. During the summer months, temperatures can regularly exceed 100 degrees Fahrenheit, which can worsen drought and exacerbate the risk of wildfires by drying out the landscape. Sunset Ridge has two fire stations and is within just a few miles of several more.
Residents in Sunset Ridge are also at risk of poor air quality from area freight corridors. In a 2024 report, the American Lung Association named San Bernadino County the worst in the nation for ozone pollution and also listed it among the ten worst counties for annual particle pollution. Poor air quality can cause respiratory irritation in otherwise healthy residents and can worsen symptoms in those with existing lung conditions like asthma.
