A tale of two neighborhoods
Topped with an uneven, branching peninsula whose meandering coast is full of canals and little switchbacks that offer an abundance of waterfront homes before the neighborhood stretches inland, Birdneck consists of two distinct neighborhoods. The peninsula, which is often referred to as Birdneck Point, is full of large homes and well-manicured lawns. “I think it’s just one of Virginia Beach’s most charming and exclusive neighborhoods,” says Sara Lannom, a Realtor at Berkshire Hathaway HomeServices with 10 years of experience. Aside from its waterfront nature, one of Birdneck Point’s defining features is the Cavalier Golf & Yacht Club. “A lot of boaters keep their larger boats at the yacht club, and it’s one of the most beautiful golf courses in the area,” Lannom says. “It’s at the end of that peninsula on the northernmost point of Birdneck Point and really offers spectacular views. There are tennis courts, swimming pools, yacht clubs and places for people to keep their boats. It’s why a lot of people like to live in the neighborhood.” Just south of the peninsula is Birdneck Lakes, where homes are less exclusive, less pricey and that much closer to all the excitement – but also tend to deal with more traffic.

Hiking in Marshview Park
Marshview Park offers 100 acres of wooded hiking and biking trails, from soft dirt paths to a network of paved trails perfect for mobility aids. Aside from these trails, the park is popular for its playgrounds, athletic fields and courts and a dog park with four different fenced sections for pet parents to choose from. Birdneck is dotted with several other smaller parks, providing locals with athletic fields and playgrounds close to home. When the weather isn’t great or when local sports teams have a competition lined up, the Virginia Sports Center is a go-to spot for residents. At 285,000 square feet, it’s Virginia Beach’s largest indoor sports complex, containing 24 volleyball courts, 12 basketball courts and a hydraulic banked running track.

From starter homes to waterfront estates
Large ranch- and colonial-style homes reign in the Birdneck Point section of the neighborhood, where lush, well-manicured lawns and plenty of tree cover are commonplace. Even though there are few sidewalks in the neighborhood, it’s common to see neighbors taking a daily stroll through the neighborhood. Lannom says landlocked homes start at around $800,000, but waterfront homes can crack $10.5 million. There’s plenty of waterfront to go around here, which serves as another draw for Birdneck Point. “There’s not much inventory,” Lannom says, noting that there are only three active listings in that section of the neighborhood. “So it’s still a seller’s market. In those really high price ranges, there aren’t that many people able to buy, but on the lower-end homes in the neighborhood, say something under $1 million, right now you could expect to get multiple offers.” The average home stays on the market for 32 days. In Birdneck Lakes, homes are a little more varied in size and type, with townhouses, condominiums and two-family homes available alongside single-family homes. Most of these homes are Cape Cods, colonial-style or ranch-style homes and start at around $260,000 for a townhouse or condominium, with single-family homes typically climbing to about $600,000. There’s a small handful of homes that edge over $1 million, but this is the exception.

Tidewater Comicon, annual Christmas Market
Aside from events thrown for members of the Cavalier Golf & Yacht Club, the Birdneck Point community throws a Fourth of July fireworks show every year. Birdneck Lakes is brimming with events at its various hubs of activity like the Virginia Beach Convention Center, which hosts car shows, an annual Christmas Market, the Tidewater Comicon and more.
