On the verge of transformation
As part of the city east of the Anacostia River, Mahaning Heights is generally considered an underserved neighborhood, but Realtor Brandon Scott says that he sees the potential for revitalization. “We’ll get to see what impact of community change west of the river, and what that would mean for us over here,” says Scott, who works for Keller Williams Capital Properties and lives in the nearby Capital View neighborhood. “It’s truly just a matter of time.” The neighborhood, sometimes referred to as Central Northeast, surrounds a former Civil War site and offers affordable housing options with a lot of future promise.
Affordable houses attract first-time buyers
Cottages and shotgun-style houses border the sidewalk-lined residential streets. Houses are often surrounded by trees and chain-link fences, often with stone or cement stairs connecting the sidewalks to houses on elevated tracts of land. Housing styles range from duplexes and multifamily homes to quaint bungalows with welcoming front porches. Many of the buildings are unadorned brick, but the occasional pastel paint job or eye-catching dormer window spruces up the streets.
The homes in this neighborhood are generally considered more affordable than the DC average, particularly when considering the size. “It’s very much a place where residential properties are a decent size, and you still have that DC address,” Scott says. Single-family home prices range between $400,000 and $500,000, although some “fixer-upper” bungalows may sell for around $300,000. A standard brick rowhouse with a simple facade and level roof may sell for between $385,000 and $465,000. A renovated five-bedroom, single-family brick home may sell for more than $550,000.
Few shopping and dining options
Mahaning Heights currently has little commercial development within the neighborhood, although community groups are pushing for new businesses to be built in the area. The nearest grocery store is a Safeway in East River Shopping Center, which is less than one mile from the center of the neighborhood and provides residents with the essentials to fill their refrigerators and pantries. Convenience stores like the Loyal Market near Minnesota Avenue at the neighborhood’s western boundary offer a place for residents to stop and grab a few items on their way home from work. Minnesota Avenue also offers a scattering of casual take-out restaurants as well as fast-food chains. Eclectic Cafe, a Jamaican restaurant on Minnesota Avenue, serves traditional Caribbean dishes like curried chicken and oxtail.
DC public schools serve Mahaning Heights
Students living in Mahaning Heights may attend one of four elementary schools, including Smothers Elementary School, which has an updated building that includes the addition of a cube-shaped wing and rooftop play space. The school has a C-minus grade on Niche. Sixth through eighth-grade students can join the competitive step team at Kelly Miller Middle School, which has a C rating. High schoolers may attend H.D. Woodson High, which has a C-minus on Niche and is housed in a three-level building that also serves as a community space. The neighborhood also includes a campus of Friendship Public Charter School, which offers rigorous academic programs for information technology and engineering, arts, and health sciences. The school also offers an Early College program where students take advanced placement classes and dual-enrollment courses and has a C-plus rating.
Public amenities for learning and recreation
Manhaning Heights is home to Fort Mahan Park, the former site of an earthwork built to defend the area around Benning's Bridge across the Anacostia River. Today, the park is a popular destination for dog-walkers and residents seeking a quiet place to work out or just enjoy the natural setting. Community organizations often host clean-up events at the park, while the open fields and natural landscaping make it an ideal place for bird- or butterfly-watching.
Other public amenities make the neighborhood inviting for residents. About a mile to the west, River Terrace Park is a popular recreational stop on the miles-long Anacostia Riverwalk trail. A playground, flower garden, and picnic area make this park along the river a prime destination for families. The Benning/Dorothy I. Height Library at the southern end of the neighborhood provides residents with access to computers, study rooms, meeting rooms and of course, books. The library hosts group story times, workforce training sessions, and stargazing meet-ups.
Public transit connects residents
The accessibility of the Mahaning Heights neighborhood makes it a prime location for commuters. The Minnesota Avenue Metro Station at the western end of the neighborhood gives residents access to the Orange Line, which runs west through downtown Washington, D.C. all the way to Vienna, Virginia. Bus stops along Benning Road to the south and N H Burroughs Avenue to the north can take residents around the area, but there are no bus stops within the heart of the neighborhood. Residents will have to travel into D.C. to access a full-service hospital, but the Unity Health Care group operates multiple clinics within one mile from Mahaning Heights. The CAP Index gives the neighborhood a crime score of 8, compared to the national average of 4.
