Westchester offers suburban charm near tech hubs and the airport

Tucked away near the Los Angeles coastline, Westchester sits in a sweet spot between Playa Vista’s “Silicon Beach” tech companies, Loyola Marymount University and Los Angeles International Airport. In recent years, it’s transformed from a sleepy bedroom community into a trendy neighborhood of tech workers, university employees and jet-setting travelers. With plentiful shopping and dining options and easy access to outdoor recreation, it’s a slice of suburbia that doesn’t skimp on big-city conveniences and high-end amenities. “Westchester feels so peaceful and secluded, but it’s right in the heart of Westside LA,” says Realtor Stephanie Younger, head of Compass Real Estate’s Stephanie Younger Group and a longtime Westchester resident.

Renovated homes and new builds reflect a changing neighborhood

Westchester offers a wide range of homes, from midcentury ramblers and ranch-style homes to modern farmhouses and luxury properties. “The neighborhood was built in the 1940s, and the lot sizes are generous,” Younger says. “You’ve got enough room for a swimming pool in the backyard or a detached garage. And it’s 10 minutes to the beach. It’s great for people who want that beach lifestyle without the hassle, the parking issues and the crowds.”
Although the neighborhood was primarily built during the mid-20th century, many homes have been extensively remodeled or taken down entirely and rebuilt from scratch. “We’ve had an influx of professionals and tech workers coming into Westchester, and it’s why you’re seeing a lot of major home renovations throughout the area," Younger says. "You’ll see major rebuilds on almost every street." Prices typically range from $1.5 million to $3 million, although some high-end estates are priced as high as $7 million. For a more affordable option, there are plenty of condos and townhomes available, most of which sell from around $500,000 to $800,000.

Westchester parks blend nature, history and recreation

Locals have plenty of options for parks and trails, including some that are unique to the area. Airplane Landing View Point, for instance, is a popular spot to watch incoming and departing flights as they roar overhead. Ballona Discovery Park is another outdoor spot in the neighborhood. Described as a museum without walls, it has lush gardens full of native plants, monuments honoring the Tongva tribe of Native Americans and a trail known as the Watershed Walk that skirts the edge of Bluff Creek. Westchester Park is a community fixture with baseball diamonds, pickleball courts, a playground, a skate park and a swimming pool. It sits adjacent to the Westchester Golf Course, an 18-hole course that’s open to the public.

Students can apply to any school in the Zone of Choice

Westchester is within a Los Angeles Unified School District Zone of Choice, meaning students can apply to any school within that zone. Schools within the neighborhood include Kentwood Elementary, which earns an A-minus from Niche, and Orville Wright Engineering and Design Magnet School, which serves sixth through eighth grade and gets a B-minus. The nearest high school is Westchester Enriched Sciences Magnets, also rated B-minus. It offers three specialty tracks for students — aviation and aerospace, environmental and natural sciences and health and sports medicine.

Westchester’s culinary scene includes Michelin Guide standouts

The neighborhood’s shopping and dining destinations are centered around Lincoln and Sepulveda boulevards, with everything from fast-casual chains to independent boutiques and locally owned eateries. “There’s an emerging culinary scene in Westchester. We’ve had two restaurants included in the Michelin Guide this year,” Younger says. Ayara Thai is a local favorite known for traditional Thai cooking, while Tomat serves California cuisine using fresh, local ingredients. Both have earned praise from the Michelin Guide. Shoppers can browse new and used vinyl at Soundsations Records, or swing by The Book Jewel for a new book. The Westchester Farmers Market takes place on 87th Street every Sunday morning, with fresh produce and food vendors. For groceries and everyday goods, there’s a Trader Joe’s, Vons, Target and Ralphs.

A block party in Westchester

Westchester residents come together at annual events like the Fourth of July parade along Loyola Boulevard. The Westchester Arts & Music Block Party, a local celebration with live music, garden tours, food trucks and a beer garden, goes on each fall. “It happens every September, and it brings out around 8,000 people. There’s a real sense of community. Everyone’s out walking their dogs. You run into your neighbors and friends,” Younger says.

Proximity to Playa Vista and Los Angeles International Airport

Westchester’s location is a major draw for new residents. It sits just south of Playa Vista tech companies like Facebook, Google and Microsoft, and north of El Segundo aerospace titans like SpaceX and Boeing. Los Angeles International Airport, right next door, is among the busiest airports in the world. “It’s very close to the airport, but the planes aren’t flying over the neighborhood, so there’s not a whole lot of noise. From a convenience standpoint, especially for busy travelers, you’re not getting stuck in traffic for an hour on the way to the airport — it takes ten minutes to get to the terminal,” Younger says. Cedars-Sinai Marina del Rey Hospital is the nearest major medical center. Several bus lines traverse the neighborhood, and there’s a metro stop at the airport.
