Top 5 Areas Where You Can Enjoy a Higher ROI on Your Home

Not every home buyer purchases a home with the intent of one day moving, but it’s a rare homeowner who doesn’t eventually move for one reason or another. For homeowners who don’t like staying in one place for too long or for real estate investors, the property value trend in the area they are buying is all too important because the higher the return they can get on their homes, the more money they will walk away with at closing.

If you’re planning on buying a home this year and you want to choose an area where you can enjoy a high return on your investment when it comes time to sell, then here are the top five zip codes in the United States where you should be considering your home search.
zip codes with highest real estate value

#1: 33434 – Hamptons at Boca Raton, Florida

The Hamptons at Boca Raton in Florida currently boasts the nation’s highest real estate returns at 8.1 percent. While this area might scare off some buyers, thinking that the West Palm Beach zip code is too “rich” for their budgets, The Hamptons at Boca Raton has a good variety of properties available.

You’ll find most of the multi-million-dollar listings near the waterfront, but closer inland, the median home value is just $318,900. Besides the incredible weather and sightseeing opportunities, another reason why The Hamptons at Boca Raton enjoys such a high ROI on its homes is that the local school system is rated 87.9 by HomeUnion. Crime in this part of Florida is 63.3 percent higher than the national average but much lower than the nearby communities of Deerfield Beach and Delray Beach.

#2: 19035 – Gladwyne, Pennsylvania

Real estate in Philadelphia has been on a hot streak, and it’s not just because the Eagles pulled out an incredible Super Bowl win this year. In Philly, one of the most in-demand suburbs is Gladwyne. This community on the Main Line is especially favored by investors because of its 6.9 percent annual return and its cozy, rural-village feel.

Real estate in this part of the City of Brotherly Love can be pricey, however, with the median home price averaging $916,300. Schools are also solid in Gladwyne, having earned a rating of 86.9.

#3: 48322 – West Bloomfield Township, Michigan

West Bloomfield Township has one of the highest real estate returns in the Midwest at 6.9 percent. And, even though Detroit is still working its way back, this suburb of the city is recognized by Movoto as one of the best places to live in Michigan. It has low crime and the real estate is affordable here, with a median home value of $288,200. This makes West Bloomfield Township an excellent choice for the non-investor to get into a new home in an area that is on an upward trajectory. The school system in this area also carries a 74.4 rating.

#4: 33158 – Palmetto Bay, Florida

Florida has a second zip code among the top five in Palmetto Bay, a Miami suburb that has an annualized total ROI of 6.8 percent. The median home value here is $531,000 with many multi-million-dollar homes near Biscayne Bay and much more affordable properties located farther inland. The schools are good here as well, with a score of 83.9, though the city’s crime rate is 199.4, which is higher than 62 percent of U.S. cities.

#5: 33327 – Weston, Florida

With three of the top five cities located in Florida, the state is hands down one of the best places to invest in property. Weston is a suburb of Fort Lauderdale and it has an annual return of 6.6 percent; homes here have an average value of $412,600. The city’s schools are the lowest rated in the top five at 70.5, but Money Magazine still names Weston one of the best places to live due to its parks, bike lanes, amenities, very low crime rating, and proximity to Fort Lauderdale and Miami.

If you’re an investor looking to broaden your opportunities in real estate, or if you’re a home buyer who just wants to improve the odds that the return on your investment will be higher than average, then these five zip codes are the best of the best right now.
