Buyers can find varied home styles and lower prices than nearby areas

Ranch-style homes make up much of the neighborhood, with most built between the 1940s and the ‘70s. Other styles include cottages and some 21st-century Traditional and contemporary Craftsman houses. Lots are often spacious, typically spanning over a quarter of an acre. When it comes to costs, Brainerd Hills is a good neighborhood for buyers on a budget. “It’s relatively affordable for Chattanooga,” says Tim Woodall, a managing broker at Crye-Leike Realtors, with seven years of experience. “Home prices are generally below average for the Chattanooga area.” Most prices fall between the upper $100,000s and the mid-$400,000s.

The shops and restaurants around Brainerd Hills make it easy to run errands or enjoy a meal out. Close to home, you can:

High school options include dual enrollment and career pathways

Hamilton County Schools serves the neighborhood, and the area is split between Ooltewah High School and East Hamilton High School. Students who live north of Brainerd Road can attend Ooltewah High, which offers dual enrollment courses through Chattanooga State Technical Community College and houses the district’s Institute of Advanced Manufacturing and Construction. Those living south of Brainerd Road can attend East Hamilton High, a highly rated school with career pathways in marketing and business, as well as a JROTC program.

Parks, trails and golf courses offer outdoor fun nearby

Living in Brainerd Hills puts you near several parks. Some popular spots for recreation in the area include:

  • Brown Acres Golf Course, a public 18-hole course that has tee times seven days a week
  • Camp Jordan Park, a large green space with baseball and soccer fields, a disc golf course, kayak launches and a stocked fishing pond
  • Benham Williams Park, which has a basketball court, playground and picnic shelter
  • The South Chickamauga Creek Greenway, a 13-mile multiuse trail that winds through the east side of the city

Multiple routes connect the neighborhood to downtown Chattanooga

Major roads and highways nearby offer routes into downtown Chattanooga. “Commuting is great. Easy access to the interstate, Highway 153 or East Brainerd Road,” Woodall says. Drivers can take Brainerd Road to Interstate 24 for a 9-mile trip into the City Center, which typically takes around 20 minutes. You can also take Brainerd Road all the way into downtown, but traffic lights and lower speed limits will slow things down. Chattanooga Metropolitan Airport is also nearby and has direct flights to cities like Charlotte, Atlanta, Chicago and Dallas. Some homes near the airport can experience significant noise pollution, but most of the neighborhood is unaffected.

We have lived on Bass Rd in Brainerd Hills for 20 years. This is NOT a high crime area- false information. There are incidents of petty theft when cars have been left unlocked at night and rare isolated incidents of worse crimes, but this does NOT qualify as a high crime area. Ours is a peaceful neighborhood- lots of folks walking dogs, parents pushing baby strollers, and joggers. This is a very stable older neighborhood, so no loud parties, etc. This review of Brainerd Hills had to be written by someone unfamiliar with our area.
