Non-HOA homes and new residential communities
Most Oceanway homes were built after 2000. New Traditional and contemporary houses usually have stucco exteriors, large windows and attached garages. The neighborhood's newest homes are in Avalon Woods, Wingate Landing and the gated Tidewater subdivisions. "Some buyers look in the pre-planned communities, but there are also non-HOA and non-CDD areas to buy into. You can find a home outside a planned development with more space," says Nathanael Riggs, a broker and co-owner at Someday Homes Realty & Construction with years of selling experience in the region. Outside of subdivisions, there are ranch styles and colonial-inspired two-story houses, as well as recently built, custom homes. Properties without HOAs include the Water Bluff Shores and Eastport developments.

Home price comparisons for Oceanway
“It’s one of the more affordable parts of the city. You can get the same house on the northeast side of Jacksonville that will cost less than the far southwest or the beaches,” Riggs says. Oceanway has a median sale price in the mid $300,000s, lower than neighboring New Berlin or Eagle Bend. Most 21st-century houses cost from the lower $200,000s to the mid $500,000s. Move-in-ready older homes sell between the lower $100,000s and the lower $400,000s. Tidewater has homes from the lower $600,000s to $1.2 million.

Outdoor spaces and attractions in and around Oceanway
Many visit Oceanway Park for the dog park and seasonal pool. There is also a baseball field and courts for tennis and basketball. The east side of Oceanway contains marshy wetlands and oak forests with a collection of trails for hikers and horseback riders; there are also multiple kayak landing sites along the creeks. The natural space is a part of the Pumpkin Creek State Park and a portion of the Timucuan Ecological and Historic Preserve. To the north is Sheffield Regional Park, a well-loved 380-acre space with trails, athletic fields, fishing lakes and a playground. The Jacksonville Zoo and Botanical Gardens is about a 10- to 15-minute car ride away. The Catty Shack Ranch Wildlife Sanctuary, less than 5 miles north, is home to tigers, lions and other large cats.

Retail expansions and the nearby shopping and dining scene
Oceanway has several industrial facilities and manufacturers, such as the Bacardi Distribution Center. There is also retail on the western edge. "Oceanway has a new shopping center with a Publix, and more retail is being built as well," says Rachelle Miller, the broker and owner of Hashtag Realty Group, with over a decade of real estate experience. The Northpoint Village Shopping Center includes Nagasaki Japanese Restaurant and Tea & Co, which serves coffee drinks and bubble teas. Oceanway Plaza has a Winn-Dixie. New Berlin Fish House & Oyster Bar is a neighborhood gem that sits inside a strip mall. River City Marketplace, about 5 miles away, is a massive outdoor shopping and dining hub anchored by a Walmart Supercenter, Lowe's Home Improvement and BJ's Wholesale Club.

Commute times and travel options for Oceanway
Starratt Road and Yellow Bluff are busy local roads that can get congested. Interstates 295 and 95 can also get clogged at times. But most will still commute by car. Trips to the Downtown/Riverfront area generally take 15 to 20 minutes. Commute times to Naval Station Mayport and Naval Air Station Jacksonville are 30 minutes to 50 minutes, depending on traffic. The area is close to medical facilities, UF Health North and the new Jacksonville North Veterans Affairs Outpatient Clinic. The Jacksonville Transit Authority's Bus Route 1 goes downtown, with scheduled stops at the hospitals and River City Marketplace.
Local school options for students
Many neighborhood students are zoned for the top-rated New Berlin Elementary School or Louis S. Sheffield Elementary School. Other zoned schools for the neighborhood include Oceanway Elementary School, Oceanway Middle School and First Coast High School. The Duval County Public Schools district offers several school choice options. It's a 15- to 25-minute drive to reach high-performing private options, like The Covenant School of Jacksonville and Harvest Community School.
