Ranchland heritage on the outskirts of Los Angeles

The Conejo Valley neighborhood of Old Agoura is a community near the Santa Monica Mountains holding onto its ranchland bones. The frontier may have shifted to family homes over the past few decades, but the roads here haven’t forgotten their Hollywood past; Paramount and Fox shot Westerns along Agoura Road in the 1930s and ’40s, back when Malibu Creek doubled as a studio backlot. This neighborhood may be just 20 minutes from the beaches of Malibu and 10 minutes from Calabasas, but the top-ranked schools of Las Virgenes make this area popular with families. New houses pop up, but zoning insists on wooden fences and half-acre lots for horse owners. “We’re not against progress – just really good at saying ‘no’ to major changes to the landscape,” says David McLaughlin, a local real estate agent who grew up here.

Northeast condos, southeast single-family

Midcentury brick ranch-style homes sit next to New Traditionals on neat lawns framed by mature fruit trees. Mediterranean-inspired two-bedroom condos and townhomes are clustered near Kanan Road. These homes, priced around $500,000, feature terracotta roof tiles and arched entryways, a nod to coastal Californian design. Larger homes in the area command prices between $850,000 and $950,000.

Agoura schools earn straight A's

Local kids can attend Willow Elementary and Lindero Canyon Middle, both A-rated by Niche. Agoura High, also A-rated, offers an International Baccalaureate Diploma Program. Students can also participate in sports like lacrosse, water polo and wrestling.

Picnic tables among historic sites

Old Agoura features horse and hiking trails, including the Cheseboro Canyon network with paths winding through oak woodlands and grasslands. Parks like Reyes Adobe combine playgrounds and picnic spots with historic sites, including a 19th-century adobe home-turned museum. Guided horseback rides are available nearby, while duffers can choose from local courses like Lake Lindero Golf Course. For entertainment, The Canyon Club offers live music and comedy shows, and the Thousand Oaks Civic Arts Plaza stages theater productions, concerts, and performances in its modernist venue.

Getting to LA on the 101

The 101 Freeway, popularly known as the Ventura Freeway, connects residents to the San Fernando Valley and Malibu’s coastline, while also providing direct routes to downtown Los Angeles and Ventura County. Public transportation here includes bus lines that make key stops near Hillrise Drive and Canwood Street. Top-ranked hospitals such as Northridge Hospital Medical Center, West Hills Hospital and Los Robles Regional Medical Center are all under 20 miles away. Cedars-Sinai and UCLA Santa Monica inside of 30 miles. Air travel is accessible via Bob Hope Airport or for longer flights, Los Angeles International Airport.

Mitigating fire damage and staying up-to-date

In October 2024, the Ramirez Fire burned 5 acres near the 101 Freeway, fueled by Santa Ana winds during a red flag warning—though crews contained it quickly with no evacuations. For folks living here or considering a move, staying fire-smart means keeping up with brush clearance (200 feet around homes, trimmed trees, no yardwork on windy red-flag days), teaming up with local groups for neighborhood prep and insurance breaks, and using free home checks to swap flammable plants with fire-safe ones.

Wineries and antique shopping

Whizin Market Square, a shopping center dating to the 1940s, hosts over 40 small businesses, including the Agoura Antique Mart, which focuses on restoring and reselling midcentury furniture. Dining options range from long-standing family restaurants like The Old Place, serving up traditional American fare, to Agoura Village Bakery, specializing in artisanal treats. Nearby, Stonehaus Winery in Westlake Village draws crowds with patio wine tastings and live weekend music. Residents stock up on groceries at the local Vons on Kanan Road.
