South Amherst is close to shopping, education and outdoor recreation
Encompassing parks, shopping centers and the University at Buffalo’s North Campus, South Amherst is a Buffalo suburb with a lot going on. The village of Williamsville is to the south, providing a walkable Main Street and community events. Interstates 290 and 990 make it easy to get around the area. “Our location just can't be beat,” says Anne Kader, an associate broker and Realtor with WNY Metro Roberts Realty who’s sold homes in the area for over 35 years. “We're about 10 minutes to the airport and 20 minutes to anywhere else you want to be.”

A variety of homes, condos and rental units
In South Amherst, the tree-lined streets wind around community parks and the University at Buffalo’s campus. The homes here sit back from the roads and have manicured lawns and paved driveways. Kader says new residents should be prepared for Buffalo’s cold and snowy winters. “Stock up on salt because you’re going to need to salt your sidewalks and driveways,” she says. The median lot size is about a quarter-acre, allowing space for backyard swimming pools and patios. Minimal Traditional, Cape Cod and smaller split-levels generally cost between $160,000 and $330,000, while larger split-levels, ranch-style and colonial homes can range from $330,000 to $850,000. Low-rise and townhouse-style condos range from around $130,000 to $530,000, plus monthly homeowners association fees between $230 and $720. Townhouses range from $300,000 to $420,000, plus monthly HOA fees between $250 and $590. Kader notes that taxes in Amherst are higher than those in surrounding areas. Low- and mid-rise apartment complexes provide rental options near the university, and some houses and townhouses are also available to rent. “A lot of folks come here for the schools,” Kader says. “A few buy homes for their kids because they know they’ll be here for at least four years.”

Two public school districts and a public university
Depending on where they live, kids might attend Williamsville Central School District, which earns A-plus from Niche, or Sweet Home Central School District, which earns a B. Students going to the Williamsville Central School District can start at Maple West Elementary and then go to Mill Middle; both earn an A rating. At the A-minus-rated Williamsville South High, students can enroll in the Project Lead the Way pre-engineering program, where they can learn engineering fundamentals and earn college credit. The University at Buffalo’s North Campus is on the community’s west side. Of the university’s three campuses, the North Campus is the largest and is home to the most academic programs. Over 30,000 undergraduate and graduate students attend the school, which employs nearly 3,000 faculty members.
Maple West Elementary is located in Williamsville, NY and is the home of the Tigers.

Many of the university’s events are open to the community
The University at Buffalo’s North Campus hosts regular events that are open to the public. Concerts, dance performances and stand-up comedy take place regularly at the Center for the Arts, and the university has a public lecture series. With 16 Division I sports teams, there’s always a game to see, and the Oozefest each spring draws big crowds for one of the largest mud volleyball tournaments in the country.
Shopping centers mix national chains with local favorites
Shopping centers throughout the community offer a mix of national chains and locally owned businesses. Kyoto Japanese Restaurant serves hibachi and sushi, and 800 Maple is known for upscale American cuisine. National retailers like Target and Lowe’s Home Improvement are west of the university. Grocery stores here include Aldi, Trader Joe’s and Wegmans. Nearby, Williamsville, which locals call the village, features a strip of locally owned boutiques and eateries along Main Street. The Eagle House has been a popular tavern here since 1827, and Britesmith Brewing serves craft beers with views of Ellicott Creek.

Outdoor recreation includes trails, sledding hills and golf courses
Billy Wilson Park is known for its nature trail and playground; in winter, it’s a popular spot for sledding and snowshoeing. Located on the grounds of a former convent, Amherst State Park offers more nature trails around Ellicott Creek. The 6-mile Ellicott Creek Trailway is a paved bike path that follows the creek around the edge of the university’s campus. The public Audubon Golf Course has 18 holes and offers lessons and golf leagues. The private Park Country Club also has a golf course, as well as a members-only swimming pool and tennis and pickleball courts. Film buffs can catch the latest flicks at AMC Maple Ridge 8 or watch cult classics at The Screening Room.

Getting around by car, bus or bike
Interstates 290 and 990 pass through the community; I-290 connects to other area interstates that lead to downtown Buffalo, which is a roughly 16-mile drive away. The Niagara Frontier Transportation Authority’s bus stops throughout the community. Some roads — particularly around the university — have bike lanes, and sidewalks make the area pedestrian-friendly. Houses of worship here include St. Gregory the Great Parish and Congregation Shir Shalom. Millard Fillmore Suburban Hospital is on the east side. Buffalo Niagara International Airport is a roughly 6-mile trip.
