Along the banks of the Savannah River, Downtown Augusta's history goes hand in hand with the entire city. Plotted by James Edward Oglethorpe in 1736, using his grid system, still used in urban planning, the downtown area was named to the National Register of Historic Places in 2004. Today, the area has become a place with popular restaurants, the River Walk, parks that pay tribute to its history and a small collection of homes. “There is a nice buzz in Downtown Augusta, and it became trendier over the last few years with new restaurants,” says Ross Trulock, a Realtor with Blanchard & Calhoun and a lifelong Augusta resident.

Historic parks in downtown Augusta
The area is home to two unique parks that honor Augusta’s history. Augusta Common is in the heart of downtown between Broad and Reynolds Street and runs between the blocks of 8th and 9th Streets. The park has benches, memory plaques and monuments and is outlined with a brick walkway. The adjoining venue is a unique Augusta-themed place for your next private event. Springfield Village Park is a 2.5-acre park celebrating the oldest black church in America, Springfield Baptist Church, adjacent to the green space. It has a reflecting pool, bronze historical plaques and a 45-foot stainless steel sculpture. Residents also have access to the Augusta River Walk along the Savannah River, or they can take a hike on the Augusta Canal, which runs 10.8 miles out and back along the water.

Long-standing restaurants
One of the perks of downtown is its restaurant scene. A staple of the city, Luigi’s has been serving Italian and Greek Classics since 1949. The Frog Hollow Tavern is relatively new and serves locally grown food on Broad Street, or neighbors can start their night with small plates and cocktails at Craft & Vine. Residents can shop for groceries at small neighborhood markets, like Paul’s Supermarket, but a quick drive along Washington Road will lead to numerous chain grocers such as Publix, Kroger and The Fresh Market.

See a show or hang out on the ‘front porch of the city’
There is always something to do in Downtown Augusta, and events bring people from all over the metro to the area. The historic Miller Theater and Bell Auditorium feature concerts and shows that bring nationally headlining acts to their stages. The Augusta Riverwalk is the ‘front porch of the city,’ where neighbors can walk or jog on the multi-level brick trail, catch a concert at the local amphitheater, or visit the Saturday Market for locally grown produce.

Condos and historic homes on the Savannah River
Downtown Augusta offers the chance to live right along the Savannah River. Like living in most cities, the inventory mostly comes in high-rise condos or on established street-front businesses' second and third floors. Old brick colonial homes have been turned into row homes, or potential residents can find Craftsman bungalows and Cape Cods. Downtown Augusta has struggled with crime, and the CAP Index ranks its crime score as nine compared to the national average of four. Buyers can expect a two-bedroom condo to cost around $300,000, while a four-bedroom Colonial Revival will cost approximately $360,000. "Downtown used to lack door fronts, but over recent years, places have started to pop up more and more frequently," Trulock says.

Hop aboard the Augusta Transit bus
The city of Augusta operates Augusta Transit, a nine-route bus service throughout the city. Downtown Augusta is on multiple lines, including the Number 1 Blue–-Line Walton Way. The neighborhood's eastern edge is United States Route 78, which runs east to west from South Carolina to Arkansas through Augusta.

Taking classes in Richmond County Schools
Students will attend the Richmond County School System, which grades a C on Niche and has nearly 30,000 students. The district offers multiple magnet schools, such as the Richmond County Technical Career Magnet School and the Davidson Fine Arts Magnet School. Depending on location, students can head to W.S. Hornsby Elementary and Middle School, both earning a D-plus from Niche, before heading to Lucy C. Laney High School. Laney grades as a C-minus, and each student receives a personal laptop through the Power Up Richmond County Schools.

The brand-new James Brown Arena
The original James Brown Arena has been providing entertainment to the Augusta area for 40 years but will close in the summer of 2024. However, at the end of 2023, the city approved a brand-new James Brown Arena to be built from the ground up. Construction will take 30 months and open towards the end of 2026, but once complete, Augusta will have a 10,500-seat state-of-the-art facility.
