Downtown Augusta is renter-heavy

Downtown Augusta has few single-family homes and condo buildings, and most people who live there rent. “There’s not a ton of property to buy,” says Sonia Salazar, a real estate associate with RE/MAX True Advantage who has lived in the city since 2012. “Most people are either current students, recent grads or empty nesters, so they aren’t interested in buying anyway.” In 2025, only two condos sold in Downtown Augusta, with a median price of about $150,000, which is below the city’s median of roughly $220,000.

What to expect from the Arts in the Heart of Augusta Festival

From the Pride Festival to the seasonal farmers market, Downtown Augusta hosts a variety of community events. One of the biggest is the Arts in the Heart of Augusta Festival, held every September. This weekend-long festival turns downtown into a colorful destination for art and culture, with rows of vendors selling handmade jewelry, pottery and paintings. Why walkability is a big draw for downtown Augusta residents

Downtown Augusta is very walkable, with sidewalk-lined streets, crosswalks and linear parks stretching across main roads. “A lot of people move here so they can walk to work in the morning, then walk to a bar or restaurant at night,” Salazar says. Several major employers are in the nearby Medical District, which is home to Piedmont hospital, Augusta University’s Health Sciences campus and the Children's Hospital of Georgia.

How traffic impacts Downtown Augusta

Locals also tend to walk around Downtown Augusta rather than drive because of heavy traffic. “Between rush hour and congestion whenever there’s some sort of event, it’s just quicker for people to avoid driving,” Salazar says. Residents also have easy access to public transportation, with Augusta Transit operating bus routes around the area.

Education options near Downtown Augusta

The Richmond County School System serves Downtown Augusta. Kids can attend Lamar-Milledge Elementary School, Lucy C. Laney Comprehensive High School and W.S. Hornsby Middle School. The district also offers a school choice program, allowing students to apply for charter schools and other specialized programs. For higher education, Augusta is home to institutions like Paine College and Augusta University.
