Locals are near enough to major city employers, such as Augusta University and Piedmont Augusta Hospital, that they could walk to work. And downtown entertainment options are less than 5 miles away. “It’s a very convenient place to live,” says Ross Trulock, a Realtor with Blanchard and Calhoun Real Estate. “You’re right in the middle of everything. You’re not too far from grocery stores, nightlife, whatever you need.”

Those looking to move to Midtown Augusta will find many early-1900s bungalows. The architecture includes Tudors, Craftsman and Mediterranean-style homes with red tile roofs. Many feature original characteristics such as built-in cabinets, hardwood floors and fireplaces. Residences typically hover around 1,500 square feet and rest on lots of less than a quarter acre with well-established shrubbery and flowerbeds. “In addition to the convenience, one of the main draws to this area of town is the historic nature of the homes,” Trulock says. “It’s a pretty area. There are a lot of oak-lined streets around there.”
Prices here range anywhere from $75,000 to $500,000. “How quickly things sell really depends on whether they’re priced right and the location,” Trulock says. “It can vary from street to street.”
Three schools for Midtown Augusta area students
Public school students in the area may attend Monte Sano Elementary School and Langford Middle School, both of which garner C-minus ratings from Niche. The Academy of Richmond County High School was founded in 1793 and is one of the oldest in the country, earning a C-plus.

Popular pastimes include heading downtown to catch a music concert at the 8,000-seat James Brown Arena or the more intimate Miller Theatre, a restored 1940 movie palace. From March to November, many locals spend their Saturdays supporting area artisans and food vendors at the Augusta Market, which takes place at 8th Street Plaza along the Savannah River.
A pair of parks close to Midtown Augusta
Closer to home, there’s Pendleton King Park and Hickman Park. At the 63-acre Pendleton King Park bird sanctuary, visitors can play a round of disc golf on the 18-hole course, let their dogs run free at the dog park, take a leisurely stroll along the nature trails or feed the ducks at Elizabeth Lake. Hickman Park offers a traditional playground, tennis courts, and a little free library.
