Close to Augusta University, the medical district and downtown, the Midtown Augusta area offers proximity to work and play. Locals are near enough to major city employers — such as Augusta University and Piedmont Augusta Hospital — that they could walk to work. And downtown’s entertainment options are less than 5 miles away. “It’s a very convenient place to live,” says Ross Trulock, a Realtor with Blanchard and Calhoun Real Estate. “You’re right in the middle of everything. You’re not too far from grocery stores, nightlife, whatever you need.”

Those looking to move to Midtown Augusta will find a wealth of early 1900s bungalows. The architecture includes Tudors, craftsman and Mediterranean-style homes with red tile roofs. Many feature original characteristics such as built-in cabinets, hardwood floors and fireplaces. Residences typically hover around 1,500 square feet and rest on lots of less than a quarter acre with well-established shrubbery and flowerbeds. “In addition to the convenience, one of the main draws to this area of town is the historic nature of the homes,” Trulock says. “It’s a pretty area. There are a lot of oak-lined streets around there.”

Prices here range anywhere from $75,000 to $500,000. “How quickly things sell really depends on whether they’re priced right and the location,” Trulock says. “It can vary from street to street.”

Public school students in the area may attend schools such as Monte Sano Elementary School, Langford Middle School and the Academy of Richmond County High School. Founded in 1793, the high school is one of the oldest in the country and earns an above average grade of C+, according to Niche.

Midtown Augusta residents have easy access to well-known discount stores such as Family Dollar and the Daniel Village Shopping Center, which hosts a Food Lion grocery store, Walgreens pharmacy and Planet Fitness, is just 5 minutes away. For eating out in the neighborhood, many locals start their day off at Buona Caffee with coffee and quiche. And the coffee shop continues to stay busy all day as college students flock there to fuel their studies with caffeine and free internet. Midtown Tavern is another local favorite for gourmet burgers and classic cocktails.

Popular pastimes include heading downtown to catch a music concert at the 8,000-seat James Brown Arena or the more intimate Miller Theatre, a restored 1940 movie palace. And from March to November, many locals spend their Saturdays supporting area artisans and food vendors at the Augusta Market, which takes place at 8th St. Plaza along the Savannah River.

Closer to home, there’s Pendleton King Park and Hickman Park. At the 63-acre Pendleton King Park bird sanctuary, you can play a round of disc golf on the 18-hole course, let your dog run free at the dog park, take a leisurely stroll along the nature trails, or feed the ducks at Elizabeth Lake. Hickman Park offers a traditional playground, tennis courts, and a little free library.
