Living in Augusta's Pendleton King neighborhood gives homebuyers a little of everything. The neighborhood features mid-20th century designed homes surrounded by a renovated park that bears the same name and has become a community hub for neighborhood and city residents. Pendleton King is flanked by the Augusta Medical District on the east, then the Piedmont Summerville Hospital campus on the west, and multiple nearby big box stores and local eateries. "It is a great place to look for first-time homebuyers because it is not cost-prohibitive to buy something there," says Ross Trulock, a lifelong resident and Realtor with Blanchard and Calhoun. "You have easy access to Pendleton King Park, and the neighborhood is close to the medical college, so we see residents and fellows looking in the area because they're not too far from the hospital when they're on call."

Pendleton King's streets wind under tall, old-growth oak trees and feature brick-front ranch styles featuring narrow driveways or Craftsman-style bungalows with screened-in porches to enjoy a warm afternoon. Prices in the neighborhood start at a shade under $100,000 and rise to $258,000 based on the size and condition of the property. "The market is moving quickly if properties are priced right. Buyers are coming out with lower interest rates, but they are disconcerting, so if it's overpriced or a fixer-upper, it may sit longer," says Gerilyn de Laurentys, an associate broker with Summer House Realty, who has worked in the market for seven years.

Attending one of the oldest schools in the country
Children will attend the Richmond County School System, which grades a C on Niche and serves more than 30,000 students annually. The districted route for students in Pendleton King is Monte Sano Elementary, Langford Middle and the Academy of Richmond County for high school. Both the elementary and middle schools earn a C-minus on Niche, while the Academy of Richmond County scores a C. Founded in 1783, the Academy of Richmond County is one of the oldest schools in the country, and in 1791, George Washington delivered the commencement address.

Exploring Pendleton King Park
Pendleton King Park has been transformed into a 64-acre bird sanctuary with diverse topography, including pine forests, sand ridges, and marshes at the heart of the neighborhood. Many residents take their four-legged friends to the dog park to climb obstacles and frolic with other pups. Recently, it has added a new playground for children to play, the city's first 18-hole disc golf course, and multiple walking trails. The paths lead around numerous gardens and Lake Elizabeth, a spring-fed lake featuring waterfalls that is home to ducks and turtles. The land for the park was donated to the city in the 1970s by the family of John Pendleton King, who helped develop the Georgia Railroad, the Georgia Railroad Bank, the Augusta Canal and the King Mill.

The Daniel Village and nearby neighborhood eateries
A 2-mile drive west down Wrightsboro Road to the Daniel Village Shopping Center allows residents to tackle their to-do list. The shopping center features a Food Lion, Ace Hardware and Walgreens. After shopping, folks often grab a burger or a turkey sandwich at the Village Deli. While Augusta has plenty of chain restaurants and fast-food spots, Pendleton King is just south of the Summerville neighborhood, which is home to a handful of local favorite eateries like Arsenal Tap Room, known for their grilled cheeses; Sheehan's Irish Pub or the brand-new Relic Coffee Company that serves 100% Ecuadorian coffee. "It is great to see new restaurants opening, especially after Covid, and shows the investment in the area," de Laurentys says.

Events in the park and more
Pendleton King Park hosts multiple events throughout the year, including its signature event, the annual Plant Sale. On the first Saturday in May, attendees at the Franke Pavilion annually trade, buy or sell plants and share their gardening wisdom. Other events include the Blooming Garden Stroll along the park's Azalea Walk and more frequent events centered around gardening education. On a larger scale, the city hosts the Masters at Augusta National Golf Course the first full week of April and an Ironman Triathlon in September.
Riding Augusta Public Transit
The residents in Pendleton King are heavily car-dependent, but the city does offer a public transit bus line through Augusta Public Transit. Locals can hop aboard the No. 1 Blue Line – Walton Way or the No. 7 Pink Line – Augusta Mall at the Daniel Village Shopping Center, while the Pink Line also stops at nearby hospitals. Daniel Field, a public airport that offers charter flights and flight training, is located 2 miles away. Residents can take an international flight from Augusta Regional Airport, 8 ½ miles southeast.
Multiple medical facilities nearby
The neighborhood is flanked on both sides by Augusta hospitals, making it easy for healthcare employees to get to work quickly and providing peace of mind for everyone else. On the east side is Augusta's downtown medical district, which houses the Augusta University Medical Center, Piedmont Augusta Hospital, and one of the area's two Charlie Norwood VA Medical Centers. Piedmont's smaller Summerville hospital campus and the Uptown Charlie Norwood VA Medical Center are along Wrightsboro Road to the west.
