Home to Augusta University Medical Center and Piedmont Augusta, Uptown is largely a medical district comprised of hospitals, doctor’s offices, labs and clinics. However, there are a few residential pockets brimming with century-old cottages that typically sell for less than $100,000. “It’s some of the most affordable housing in Augusta,” says Scott Madaus, a Realtor with Meybolm Real Estate, who’s been selling homes in the area for 20 years. “A house up the road will go for $350,000.” Beyond easy access to medical care and lower housing costs, Uptown’s biggest draw is its proximity to downtown. Residents here are just a mile from Augusta’s entertainment hotspots. “The city of Augusta is working towards revitalizing that area,” says Ashley Pressley, a Realtor with SRI Properties and a long-time Augusta resident. “There’s a program in place offering financial assistance to first-time homebuyers. There’s a good bit of opportunity over there. Ten years from now, it will look entirely different.”

Running errands or grabbing a bite to eat on Walton Way
From McDonald’s and Boost Mobile to CVS and Wells Fargo Bank, there are plenty of nationally recognized chains along Walton Way, as well as some independent eateries. Residents wait in line to try the food at S&S Cafeteria. A mainstay since the 1970s, everything’s on the menu at this old-school eatery. The Chef’s House is a go-to spot for Southern comfort foods like fried chicken, collard greens, and peach cobbler, served buffet-style inside a pink cottage. So, diners really do feel like they’re having dinner at a chef’s house. “There are a lot of restaurants in the area, but if you’re looking for something upscale, you have to go downtown,” Pressley says. For grocery shopping, there’s Kroger on Washington Road, less than 5 miles away.

Uptown is a mile from downtown Augusta
Augusta Transit has bus stops along main roads like Walton Way and 15th Street, though most people drive their cars to get around. Georgia State Route 28 is just north of the neighborhood, allowing residents to easily navigate the city. The Augusta Regional Airport is 9 miles away via Doug Barnard Parkway. Downtown is a mile east on Walton Way. Augusta University Medical Center, a 500-bed facility, is on 15th Street and Piedmont Augusta, an 800-bed hospital, is on Walton Way.

Dyess Park, just east of the neighborhood on James Brown Boulevard, offers a zipline for kids, a jogging track and basketball and tennis courts. Downtown, the Augusta Riverwalk has a playground, a splash pad, and brick walking trails that run along the Savannah River. “The riverwalk is really huge. They do fireworks down there on the Fourth of July and New Year's,” Pressley says. “There are lots of different family-oriented events that take place downtown. It really brings the community together.”

Concerts at the James Brown Arena in downtown Augusta
Entertainment options include heading downtown to catch a music concert at the 8,000-seat James Brown Arena or a classic movie at the Miller Theater, a restored 1940 movie palace. From March to November, locals can shop for local produce and artisan goods at the Augusta Market, which takes place at 8th Street Plaza next to the river.

Vintage cottages are abundant in Uptown
Those looking to move to the area will primarily find clapboard cottages built from the early to mid-1900s. They commonly offer 1,000 square feet of living space and rest on compact lots with colorful crepe myrtles and mature maple trees. “These are smaller homes. You aren’t going to have big families living over there,” Pressley says. “It’s a good place for singles or couples who don’t need a lot of space and want to be close to downtown.” Prices typically range from $50,000 to $150,000. “There are more historic homes over there and a lot of them need work,” Pressley says. “Most of the people going in there are investors. They purchase those homes and then rent them out or flip them.” According to the CAP Index Crime Score, Uptown has an overall crime score of 6 out of 10, higher than the national average of 4.

The Richmond County School System offers free tutoring
Public school students may attend Lamar-Milledge Elementary, W.S. Hornsby Middle, and Lucy C. Laney High. The elementary and high score C-minus Niche grades, while the middle school has a D-plus rating. As part of the Richmond County School System, students at all three schools have 24/7 access to free online tutoring. The high school is named after Lucy Craft Laney, who founded the city’s first school for Black students in 1883. Paine College is a private, historically Black Methodist College located on 15th Street. It was founded in 1882 and has about 250 students.
Lamar-Milledge Elementary, located in Uptown Augusta, serves students in grades Pre-K through 5.
Lucy C. Laney High School in Uptown Augusta honors its founder’s vision of education for all.
