Big city neighborhood that feels small
Bryker Woods is the kind of neighborhood where neighbors quickly become friends. Just ask Andrea Hamilton, a lifelong resident and real estate agent at Kuper Sotheby's International Realty. “It’s a small, urban neighborhood that is right in the middle of the city,” Hamilton says. “But, it’s so small that it has sort of a small town feel.” The entire community will come together for neighborhood events, which sometimes include birthdays. The walkability of the neighborhood also contributes to the tight-knit feeling as residents will often stop and chat while out for a stroll or walking their dogs.

Original location of Kerbey Lane Cafe
Boutique restaurants such as Tiny Boxwoods, complete with a walk-up bakery, make the neighborhood’s culinary scene stand out. A few smaller chains exist, including Rudy’s Texas Bar-B-Q, and while Kerbey’s Lane Cafe now has 10 locations throughout the state, it began right in Bryker Woods. A three-minute walk from the cafe leads to Kerbey Village, a string of Victorian cottages home to business and shops selling fine jewelry and designer clothes. For another kind of shopping — grocery shopping— there are two stores, each less than a mile away: Wheatsville Food Co-op and Central Market.

Neighborhood Night Out with a dad band
The annual Neighborhood Night Out is a party that brings the whole block together with fun, food and live music — even a local band that consists of dads within the neighborhood. Tired of visiting nearby neighborhoods for Halloween, Bryker Woods residents decided to come together for a spooky celebration that grows each year, picture a bounce house and an outdoor movie screen. The same enthusiasm is brought to the Fourth of July. Even without the excuse of a holiday, residents like to stay connected. One resident installed a Little Art Exchange where people of all ages can leave a piece of art and take one in return.
Stylish homes and mature trees
The architecture in Bryker Woods ranges from traditional to playful and eclectic. There is no better example than the red clown house on the corner of Churchill and 33rd Street. In the 30s and 40s Bryker Woods was filled with bungalows, many of those homes have been updated and renovated but still maintain their original character. Despite having one of the most expensive costs per square foot in Texas, but smaller houses mean lower prices than surrounding areas. Still, a two-bed, one-bath 40s Bungalow in need of remodeling will go for around $645,000 while a Bungalow that has already been updated will cost around $1.5 million. All homes have one thing in common: they are shaded by a line of mature elm and oak trees, a distinguishing neighborhood feature.

Many trails to explore
On weekends, Austinites like to head to the local parks. “When it’s 65 and sunny, the trail is packed,” Hamilton says. Shoal Creek is one of the city’s more popular parks, with a hike and bike path that is part of a system of trails that run nearly 4 miles through Travis County. It begins at Seiders Springs Park, where springs flow from a limestone ledge on the east side of the creek. Bailey Park is favored by families for its splash pad.

Residents use the Shoal Creek trails not only for recreation, but for transportation. Bryker Woods is so walkable that, according to Hamilton, the local elementary school doesn’t have a bus system. Austin is a 2.5-mile or 55-minute walk, and the University of Texas at Austin is close by with a 2-mile or 44-minute walk.
