In the upper northwestern corner of Austin, Bull Creek is comprised of several developments, such as Spicewood Estates and Balcones Villages, which all have distinct homeowners associations and amenities. However, Kimberly Treadaway, a resident of the Northwest Balcones neighborhood and broker associate with Keller Williams Realty, says locals call it by a different name, "We have around 17 HOAs in this area,” she says. "So, we kind of mush them all together and call it Spicewood at Balcones.” Homes in the neighborhood were built around The Balcones Country Club and golf course. Top-rated public schools are also a major draw for homebuyers.

Canyon and golf course backyard views

Properties here tend to be spacious, “In addition to large lots, there are mature oak trees and deer everywhere,” Treadaway says. Some properties offer views of the golf course, while others give a panorama of Texas Hill Country. Most houses were built between the 1970s and the 1990s. Each has a unique style and character, from mid-century California ranch-styles to stone-veneered homes with multi-car garages. Some are move-in ready while others are waiting for upgrades. A four-bedroom single-story fixer-upper in the Balcones Village subdivision could go for just under $665,000, while a larger 4-bedroom home in Spicewood at Bullcreek could go for $1,650,000.

A-rated schools with winning extracurriculars

The neighborhood has three elementary schools — Spicewood, Laurel Mountain and Caraway — that all score an A rating on Niche. Students can then graduate to Canyon Vista Middle, which receives the same score. Westwood High has several winning extracurricular programs, like their marching band that earned 3rd place at the Bands of America competition in 2023 and tennis team that earned back-to-back state titles in the same year. The school has notable alumni like actor Glenn Powell and music producer Savan Kotecha, who gives back to the choir department in the form of annual scholarships. Westwood earns an A-plus on Niche.

Putting green and other green spaces

The Balcones Country Club is the social hub of the community, according to Treadaway. There are different membership levels that include swimming, tennis and golf. Members can also dine at the club’s restaurant and join groups like the Balcones Women’s Association or book club. Northwest Austin’s hilly, natural landscape lends itself to the neighborhood’s green spaces including the scenic Spicewood Valley Trail across from Mountain View Park. More trails can be found at Northwest Balcones Park and Tanglewood Park, along with playgrounds and multi-use fields.

Homeowner associations bring the community together

Each development has its own active, independent homeowners association in charge of coordinating local events like community-wide garage sales and holiday decorating contests. For instance, Balcones Village hosts a Fourth of July parade open to the neighborhood and surrounding communities.

The Arboretum, the Domain and Lakeline Mall, some of Austin’s favorite shopping venues, are all just minutes away.
