Harris Branch

Homes with front gables and grand entrances
Home prices usually land around $350,000 to $525,000, although a few newly renovated builds can dip into the $600,000 to $700,000 range. “It’s also a decent place to invest,” Podrebarac says. “And you might find a higher percentage of renters here than you’d expect.” Closest to Route 290, the Meadowview neighborhood features taller homes with steep front gables and grand entrances. Front yards are shallow, but most properties have mature trees that provide shade from the summer sun. Farther north up Harris Branch Parkway, the Lakeview area’s winding streets circle around central cul-de-sacs where homes alternate between slender, tall builds and stocky, short properties. To the east, the entrance to Bellingham Meadows rises like a castle turret. Homes still feature vibrant brick siding, but architectural styles are more uniform with entire rows of Victorian-inspired, front-gabled buildings.Staying active in the community
Near the intersection of Harris Branch Parkway and East Parmer Lane, a petite, neat grid of houses accompanies a colorful neighborhood playground. Bellingham Meadows is one of the few subdivisions that has its own pool, as well as a soft dirt trail that’s whittled into the grass and winds through young trees, behind rows of homes and around a small pond. On the other side of the community, Harris Branch Neighborhood Park and Amenity Center flank both sides of Farmhaven Road with a pool, tennis and basketball courts to the east and open parkland with a smattering of evergreens to the west.
Neighborhood schools by the park
Right beside the neighborhood park is Bluebonnet Trail Elementary, which is part of the Manor Independent School District. It receives a B-minus score on Niche, while Decker Middle scores a C-minus. Manor New Technology High, rated a B-plus, is part of the Texas Science, Technology, Engineering and Mathematics initiative to improve instruction and academic performance across the state.
Try a local loaded Frito pie
The closest grocery store, H-E-B, is just over five miles away. But, right in the neighborhood, Liz’s Grill operates out of a unique general store. Their claim to fame is the loaded Frito pie, which tops crunchy corn chips with steaming picadillo — a thick, fragrant stew with ground beef — and all the classic taco toppings.
Many flea market vendors to choose from
On the weekends, it’s common for residents to venture south to visit the Austin Country Flea Market, one of central Texas’s longest-running markets. The market has live music, concessions and space for over 300 vendors — from tires and tools to crafts and collectibles.
Commute to Downtown Austin in less than 20 minutes
With limited sidewalks outside of subdivisions and no access to public transportation, Harris Branch is very car-dependent. Via toll road 290, Downtown Austin is about a 12.5-mile or 18-minute drive.
Important to know
Some residents say the landfill next to the neighborhood is a non-issue while others say that houses closest to it can smell an unpleasant odor. Noise pollution and vultures are also cited as side effects of the landfill.
