Airport turned innovative, master-planned community
What was once the Robert Mueller Municipal Airport is now an innovative mixed-use community called Mueller. This Austin neighborhood offers modern living, with walkable businesses, shops, restaurants and green spaces all contained within the development. The term “master-planned” might conjure images of gated, exclusive communities, but Mueller strives for diversity, affordability and sustainability. “It’s such an amenity to the city itself,” says Kathy Sokolic, one of Mueller’s first residents and a Realtor with Austin Realty. “Everyone is welcome here, everything is open.” While there is some disagreement on how the name is pronounced, Mueller is undisputedly a feat in urban planning and redevelopment.
Modern homes striving to maintain affordability
Mueller’s modern homes range from condos and collections of attached townhouses to large single-family Craftsman and garden homes. The oldest houses in the neighborhood date back to 2008 with homes being built in 2023 and even later. When fully completed, the development plans to have nearly 7,000 residences, with about half being rentals. One of the neighborhood’s goals is diversity and affordability — achieved through the Mueller Affordable Homes Program for families earning less than the area’s median income. “There are only a few new builds left,” Sokolic says. “If you’re lucky enough to get a new build, they go down the list of people who are qualified until someone agrees. Otherwise, there’s a resale program.” Homes outside of the program range from condos starting at $400,000 to luxury farmhouse-styles in the high millions.
The four shopping and entertainment districts
With four distinct districts, Mueller residents can walk or bike to almost everything they need. Aldrich Street is focused on entertainment and lifestyle. It’s home to the Thinkery children’s museum, Alamo Drafthouse and the Sunday farmers market. Offices, small shops, restaurants like Torchy’s Tacos and the most eco-friendly H-E-B (with a gas station) are located in the Market District. What residents can’t find there can likely be found in Regional Retail, a district with 40 businesses, including Best Buy and Marshalls. The cuisines there range from the well-known options of Chipotle and Starbucks to the local eateries Pad Thai and Yo So Cool. The final district is home to Austin Independent School District’s Performing Art Center, Dell Children’s Medical Center and other retail and nonretail spaces.
Parks for playscapes and preserving plants
Surrounded by the Mueller Greenways, all residents live within 600 feet of a community green space. All parks are open to the public, including the popular Lake Park and secluded Southwest Greenway, which are connected by 13 miles of trails and bike lanes. Whether swimming in Junior Olympic-sized pools, composting in the community garden, enjoying public art or climbing on a nature-inspired playscape, Mueller has a park for it. The community isn’t just focused on fun, many of the greenspaces are dedicated to preserving and restoring native plants and trees as well as providing educational amenities about Central Texas’s ecosystem and prairies.
A new middle school benefiting East Austin
While all of Mueller is part of the Austin Independent School District, sections of the neighborhood are zoned for different schools. Half of the community is zoned to Maplewood Elementary, Kealing Middle and McCallum High, which all earn an A-minus or higher on Niche. The other half attends Blanton Elementary School, scoring an A-minus and Northeast Early College High School, scoring a B-minus. Previous middle schools were Bertha Sadler Means and Gus Garcia Middle, but the new Marshall Middle School serves all genders. It’s currently just open for sixth graders, but will eventually include seventh and eighth grades as well.
Creating new festivals and traditions
Current events in Mueller involve activities like music and movies in Lake Park. That might change as Mueller shifts from a developer-owned to a neighborhood-owned community. Sokolic believes that festivities like the Fourth of July festival will remain a staple.
A neighborhood built for walking and biking
Designed for convenient transportation, there are sidewalks along every street in Mueller and protected bike lanes along major roadways. It’s located 3 miles from Downtown Austin and 2 miles from the University of Texas at Austin.
