Biloxi sits on the Gulf Coast of Mississippi, a broad bay separating its vibrant downtown from quieter residential areas. Once called the “Seafood Capital of the World,” the city has long been anchored to its maritime history. However, after the state legalized gambling in the 1990s, casinos soon supplemented the seafood industry, as jewel-like gaming establishments popped up throughout downtown. A 26-mile white sand beach runs parallel to scenic Beach Boulevard, giving the city of 50,000 a touristy vibe all year long. “We’ve been called the Secret Coast,” says Kay Miller, downtown services manager and executive director of Biloxi Main Street. “Biloxi is a very affordable place to live along the coast, and we have a great school system, so there’s a lot of pluses and benefits.” Although the seafood industry has taken hits over the years, fishing is still tightly woven into the culture. Restaurants rely on fishermen to bring in the daily catch, and hospitality is a major industry in town. Biloxi is also home to Keesler Air Force Base and its 5,000 active-duty service members.

Fishing and fun in the sun on the Mississippi coast

Fondly known as “the playground of the South,” Biloxi offers recreation of all kinds. The Biloxi Lighthouse, the city’s signature landmark, draws visitors to the white sand and palm-thatched dunes of Biloxi Beach. Parasailing, shrimping and fishing trips appeal to locals and tourists alike, and anglers with their own boats can set off from Point Cadet Marina. Residents enjoy casino gambling and live entertainment at establishments like the Golden Nugget, Hard Rock Hotel and the Beau Rivage. Biloxi is also home to over 20 public parks, many of them dog-friendly. Hiller Park features batting cages, disc golf, a dog park and various sports fields, while Deer Island Coastal Preserve, just off the coast, is a 400-acre natural paradise perfect for kayaking, paddleboarding, canoeing and guided island tours.

Waterfront properties and historic builds

Biloxi’s architectural landscape offers an array of housing options, from waterfront condos to ranch-style homes and bungalows. The average sale price hovers around $270,000, well below the current national average of $416,000. Waterfront condos typically command prices between $150,000 and $650,000. In contrast, single-family homes located inland start around $100,000 and can reach up to the mid-$600,000s. Custom-built luxury homes inland and along the water can cost $500,000 to $2 million. On average, homes in Biloxi remain on the market for 55 days, slightly longer than the national average of 44 days.

Biloxi School District gets an A-plus from Niche

The Biloxi Public School District maintains a low student-teacher ratio and boasts an impressive overall Niche rating of A-plus, excelling in diversity, clubs and activities. Children in Biloxi have access to a wide range of educational options, including parochial and private schools. Most private schools, including the A-minus-rated St. Patrick Catholic High School, have a religious affiliation. Embry-Riddle Aeronautical University offers associate, bachelor’s and master’s degrees to aviation and aerospace education students at Keesler Air Force Base. Keesler Medical Center and Gulf Coast Veterans Health Care System support local military personnel and veterans.

Seafood anchors an eclectic culinary scene

Biloxi’s culinary scene showcases a fusion of seafood delicacies alongside Creole, Cajun and barbecue cuisines. Seafood delicacies and classic Southern dishes take center stage along Beach Boulevard. Lined with art galleries, restaurants and shops, the Rue Magnolia Arts District pays homage to French culture, hosting street celebrations and festivals like the Red Hot Block Party, Crawfish Music Festival and the annual Mardi Gras festivities. Shopping enthusiasts will feel at home at retail locations like Edgewater Mall and surrounding stores and shops.

Beach Boulevard, bike lanes and Gulfport-Biloxi International Airport

Beach Boulevard, also known as Highway 90, runs astride the Gulf in downtown Biloxi, passing many of the city’s casinos. In the larger northern section of the city, Interstate 10 provides access to New Orleans and Mobile. The area is served by Gulfport-Biloxi International Airport, which hosts six major airlines and offers nonstop flights to major U.S. cities such as Atlanta, Houston and Charlotte. The downtown area is highly walkable, with well-maintained sidewalks alongside the main roads, including Beach Boulevard. Bike lanes also accent the downtown area. “We have a fabulous biking and exercise community,” Miller says. “Every week, we have a Friday Fun Ride throughout downtown.” The 12-mile ride attracts cyclists of all ages, some traveling from New Orleans to participate. Getting around town is made easy by the transportation services offered by the Coast Transit Authority (CTA). The Casino Hopper trolley provides convenient access to casinos, attractions and businesses along Highway 90 and the Biloxi Loop. The Beachcomber trolley offers a carefree ride along Beach Boulevard, showcasing museums, historic landmarks and entertainment venues. A recent $300 million project resulted in refurbished underground water pipes, cables and gas lines. In addition to the water and energy improvements, the project had a significant positive effect on the city’s transportation infrastructure. “We’ve got new roads and great new sidewalks as a result,” Miller says.

Culture, history and special events

In addition to the Biloxi Lighthouse, notable landmarks include the historic Beauvoir estate and the Maritime & Seafood Industry Museum, which offer glimpses into Biloxi’s past. The Ohr-O’Keefe Museum of Art celebrates the works of George E. Ohr, known as the “Mad Potter of Biloxi,” while the Coastal Mississippi Mardi Gras Museum chronicles the colorful history of the New Orleans celebration. The Biloxi Shuckers, a minor league baseball team, take on opponents at Keesler Federal Park, and the Mississippi Coast Coliseum is the home rink of the minor league ice hockey team, the Mississippi Sea Wolves. In the spring, Biloxi holds a Blessing of the Fleet to usher in a safe and prosperous shrimping season. Other noteworthy events include September’s Seafood Festival and Cruising the Coast. This classic car show moves from one end of Mississippi’s coastline to another throughout a week in October. While tourists crowd the area during the car show and spring break season, they don’t adversely affect residents' day-to-day lives. “People are happy to have the boost in the economy,” says Jaymie Melton, Realtor with Century 21 J. Carter and Company.

Things to consider

According to FBI crime data, the crime rate in Biloxi is significantly higher than the U.S. average. Around 20 percent of Biloxi residents live below the poverty line, and the city's lower-income areas tend to report higher-than-average crime rates. As is common in touristy cities, crime can spike during the high season. However, local government and the Biloxi Police Department say public safety remains a top priority, evidenced by new crime-prevention programs and public safety initiatives. Additionally, given Biloxi's coastal setting, hurricane season is a real concern, especially from June through November. Tornado risk is relatively high as well.
