Homes in Central Boulder are lined along winding residential roads that are shaded by tall trees. Single-story, ranch-style and prairie-style homes are common in the neighborhood and go for $1 million to $1.7 million. Most of these properties have small, grassy lawns with driveways and range from 1,300 to 2,500 square feet. Closer to Downtown, Central Boulder has a selection of larger luxury homes. Housing styles include contemporary architecture and can get as elaborate as a modern farmhouse style with balconies and front porches. These multilevel homes can cost anywhere between $1.8 million to $3.5 million for 2,000 to 4,600 square feet. “Some of these are hundred-year-old neighborhoods with a lot of character and charm,” says Associate Broker John McElveen with Milehimodern, who has 40 years of experience in real estate. For alternative housing options, there are a handful of condominiums available in the neighborhood that are a part of their own community. Units can cost $475,000 to $900,000 depending on the number of levels and bedrooms.

Pocket parks and community gardens
Central Boulder is dotted with green spaces. Columbine Park has multiple playground structures that look like climbing rocks. There’s also a tennis court and a multi-use field. Salberg Park has paved walking paths, and Lover’s Hill Park is known for its flower gardens and panoramic views of Boulder. Along Broadway, the North Boulder Recreation Center provides everything from summer camps to rec leagues, like dodgeball and pickleball. There are also outdoor tennis courts, a gymnastics center and an aquatics center with indoor pools. Additionally, Growing Gardens is a local non-profit that has seven community gardens planted throughout the neighborhood to support the community’s agricultural needs. The organization also provides community classes and children’s programs.

High-rated Boulder public schools
Children living in Central Boulder can attend schools within the Boulder Valley School District. Columbine Elementary maintains a B grade by Niche. The school’s garden-to-table science curriculum teaches students about agriculture using the Growing Dome Greenhouse. From there, students can attend Casey Middle School with its A-minus grade. Boulder High School has an A grade and is the oldest established high school in Colorado. Boulder High is also an Advanced Placement (AP) Focus School, with over 30 AP-level courses. “All three schools are in older-looking buildings because they’re right by Downtown, and the International Baccalaureate (IB) programs are pretty popular,” McElveen says. Families who want to go the private school route can send their children to Watershed School for sixth through 12th grade. Watershed has an A grade and is ranked as the No. 2 Best Private High School in Boulder County, according to Niche.

Shops and restaurants on the neighborhood’s edges
While Central Boulder is a primarily residential area, there are a few options for shopping and dining. In the southwest corner of the neighborhood, the Community Plaza shopping center has locally owned restaurants and specialty stores. Santo puts a modern spin on traditional Mexican dishes, while Audrey Jane’s Pizza Garage specializes in New York-style slices. There’s also a handful of coffee shops and Moe’s Broadway Bagel for breakfast options. For groceries, Ideal Market is an eco-friendly store with organic produce and goods. Further down Broadway, cyclists can visit Pedego Electric Bikes for a new bike or accessories. For more options, Downtown Boulder and the pedestrian-friendly Pearl Street is a little over a mile south and has dozens of unique shops and restaurant options.

Centrally located and bicycle-friendly
With the neighborhood’s wide streets and narrow sidewalks, residents can take afternoon strolls through Central Boulder. Central Boulder has a Bike Score of 96 because of its accessibility on two wheels. Multiple biking trails lead to nearby parks, making the area a cyclist’s paradise. “It’s a very big bicycling area. People will take their kids to school, go shopping and run errands, all on their bikes,” McElveen says. As for daily commutes, most people drive. Colorado State Route 119 and US Route 36 are close by for access to the rest of Boulder. For public transportation, there are bus routes with stops along 19th Street, Broadway and Iris Avenue. In case of a medical emergency, the Boulder Medical Center has locations on Broadway and Balsam Avenue.
