What you can expect to pay for different housing styles

Central Boulder’s median sales price for a home is around $1,325,000, which is higher than in the city. The cost of living is on par with some of Boulder ’s other historic neighborhoods near downtown, such as Mapleton Hill and Whittier. “The area is considered a premium market […] offering a mix of condos, townhouses and historic homes,” says Deidra Laurel, a Realtor and associate broker with Coldwell Banker, who has over 10 years of experience. Prices are determined by property sizes, styles and features:

  • Minimal traditional single-story homes, ranches and prairie-style homes cost around the lower $900,000s to $1.5 million.
  • Split levels and contemporary multistory homes from the 1950s to the 2000s are priced between $1 million and $3.4 million.
  • Condos and townhouses range from the lower $300,000s to the lower $900,000s.

Central Boulder’s rental market

Roughly 35% of Central Boulder’s residents are renters. A handful of apartment complexes dot the area, with units available for $1,500 to $2,000 per month. The neighborhood also has a wide selection of houses for rent, with all types of styles. These properties go for $2,100 to $5,500 per month, depending on square footage and features.

Walking, biking and driving around Central Boulder

Residents can navigate Central Boulder in many ways. Whether on wide streets and sidewalks, the pedestrian-friendly community has bike lanes along 19th and Folsom streets, Edgewood Drive and Broadway. The North Boulder Recreation Center has a Boulder BCycle docking station if you use the city’s electric biking system. “It’s a very big bicycling area. People will take their kids to school, go shopping and run errands, all on their bikes,” McElveen says. As for public transit, Boulder’s local bus service has stops along the neighborhood’s main roads. Drivers don’t have to travel far to access Colorado state Highway 119 and U.S. Route 36. Most of the neighborhood’s traffic is concentrated at intersections close to downtown. “Central Boulder is busy with shoppers and people coming to the mall. You will most likely need a permit to park in front of your home on the street,” Laurel says.

Neighborhood parks, gardens and other outdoor amenities

Central Boulder is dotted with green spaces and recreational facilities:

  • Columbine Park is outfitted with multiple playground structures that resemble climbing rocks. There’s also a tennis court and multi-use field.
  • Lover’s Hill Park is decorated with flower gardens and offers city views.
  • Salberg Park has a playground, paved walking paths and a basketball court.
  • The North Boulder Recreation Center offers outdoor amenities like tennis courts and indoor facilities such as an aquatics center and a gymnastics center.
Several community gardens are planted throughout the neighborhood as part of Growing Gardens, a local non-profit. These gardens have flowers and produce, supporting the community’s agricultural needs. You can also participate in community classes and children’s programs through the non-profit.

Boulder’s highly rated public schools

Children living in Central Boulder can attend highly rated public schools in the Boulder Valley School District, which offers choice enrollment. The neighborhood is zoned for Columbine Elementary, Casey Middle and Boulder High schools. “All three schools are in older-looking buildings because they’re right by downtown, and the International Baccalaureate programs are pretty popular,” says John McElveen, an associate broker with Milehimodern, who has about 40 years of experience.

Nearby shopping and dining amenities

While Central Boulder is primarily residential, the neighborhood is surrounded by retail and dining options. The Community Plaza shopping center is located south along Broadway and has locally owned restaurants and coffee shops. To the east, 28th Street has a commercial corridor with small businesses and eateries like The Rayback Collective. Safeway is the area’s main grocer. Additionally, most homes are within walking distance of downtown Boulder, which has its own selection of shopping and dining along Pearl Street Mall.
