Custom mountain homes with accessible utilities

Homes in Crisman have an average home value of around $900,000, slightly less than homes in Boulder, around $933,000. Traditional multistory mountain homes are common in the area, with contemporary designs. Some resemble rustic cabins with wood exteriors, while others have post-modern architecture. Prices range from the lower $800,000s to $1.4 million. “The homes are all super different and have their own unique features,” says Matthew Tomlan, a broker associate with Milehimodern who has sold in the neighborhood. “People will buy empty lots and build whatever they want to build on the land.”

Utilities are a bit more complicated to set up when you live in the mountains, but residents have monthly plans in place. Most homes use propane for heating and have a septic system for water. A handful of properties also utilize wells. High-speed internet services are available through Starlink and CenturyLink.

Commuting to downtown Boulder

Four Mile Canyon Drive is the area’s main thoroughfare, traveling north and south at the base of the mountains. Commuters can head south, about 4 miles, to connect to Colorado Highway 119, which leads into Downtown Boulder. The drive is roughly 8 miles total, or about 20 minutes. Another commuter option to Boulder is through public transit. A bus stop for the Regional Transportation District’s “ Gold Hill Climb” route is located at Crisman’s entrance on Logan Mile Road.

Access to hiking trails and outdoor recreation

Crisman is located between the Sugarloaf and Bighorn mountains, allowing residents to get outside with options such as:

  • The Four Mile Trail, which allows both hiking and biking
  • Bald Mountain, a scenic area with panoramic mountain views along the Pines to Peak Loop
  • Fourmile Creek, which allows for kayaking and tubing

Winter weather and other environmental conditions

Despite Crisman’s location in the mountains, extreme winter weather is not typically an issue. Fourmile Canyon Drive is on Boulder County’s primary snow removal route. The neighborhood’s dirt roads are left to the community, but the snow tends to melt. “Anyone who lives on the open face side, that is direct sun […] they get constant sun all day, so you don’t have to plow,” says Michelle Clifford, a real estate broker with Compass, who has over 30 years of experience and lives in the nearby Sugarloaf area. One of the more prominent environmental challenges Crisman faces is the potential of flooding. Heavy rain and melting snow can cause Fourmile Creek to flood. The area also may be at risk of wildfires in the summer months. As such, the Fourmile Fire Protection District is about 2 miles away.

Highly rated public schools in Boulder County

Crisman is served by the Boulder Valley School District (BVSD), which offers choice enrollment for students. BVSD students are zoned for Flatirons Elementary, Casey Middle and Boulder High School. All three earn high marks and promote hands-on learning.
