East Aurora has rentals and forever homes close to CU Boulder
East Aurora is a residential neighborhood that sits in the shadow of The Flatirons section of Green Mountain about 3 miles from downtown Boulder and even closer to the University of Colorado Boulder. The community’s north side features mostly apartments, some fully furnished and offering short-term leases, along with condos and townhouses. East Aurora’s south side has a more traditional suburban feel, with single-family homes on grassy lawns. These rentals, potential rentals and forever homes draw a diverse mix of residents, including CU students and faculty, young families and investors. The neighborhood’s location near major thoroughfares like Colorado Avenue and 28th Street give residents quick access to everything happening on campus, plus shopping, dining, entertainment and the city’s many outdoor recreation spots.
Condos, townhouses on the north side, single-family homes on the south
Condos and townhouses with one, two or three bedrooms are concentrated on the neighborhood’s north side, especially close to Colorado Avenue. This gives the neighborhood’s college students quick access to campus. Prices for both condos and townhouses typically start at around $300,000. Condo prices often top out at around $500,000 while townhouses can be priced into the $600,000s and low $700,000. HOA fees vary by complex. The neighborhood’s south side has a more suburban feel, with a mix of three-bedroom ranch-style and split-level single-family homes, sitting close together on grassy lawns. Most homes have driveways, and some have one-car garages. Prices typically range from around $700,000 to around $900,000, with no HOA fees. Michelle Clifford, a real estate agent with Compass and long-time Boulder resident, says the neighborhood’s single-family home prices are a big reason it draws such a variety of residents. “It’s one of the few entry level pricing spots in Boulder where you can get a house and not a condo,” she says.
Kids attend A-rated schools within Boulder Valley School District
Boulder Valley School District serves the community, has an A rating on Niche and offers open enrollment, magnet programs, and limited out-of-district transfers. Placement is determined by a lottery during the main application window, with late applicants added to waitlists based on space. Kids can attend A-rated Creekside Elementary, A-rated Manhattan Middle School of the Arts & Academics, and A-plus-rated Fairview High. Students at Fairfield High can earn college credit while in school within the district’s College Before Graduation dual enrollment program. The University of Colorado Boulder is a public, four-year university with nine colleges and schools, and offers over 150 academic programs.
Residents get active at Aurora 7 Park and on the city’s bike paths
Aurora 7 Park is the main park in the neighborhood and has Little League baseball/softball fields with dugouts, three open fields and a playground. The park is attached to High Peaks Elementary and open to the public when school isn’t in session. From the park, cyclists and joggers can pick up the Bear Creek Greenway, part of the city’s extensive trail system. This huge network of trails can also be picked up on the CU campus via the Boulder Creek Path. Park East Playground is on the neighborhood’s far east side and has a basketball court, playset with swings and a multi-use field. Arrowhead Park is a pocket park on the west side and offers another option for a playground. Flatirons Golf Course is nearby and is a public club that offers an 18-hole layout and a driving range.
Big box stores, popular retailers and grocery chains are nearby
A large retail hub is about 2 miles from the neighborhood, along 28th Street and has big box stores like Target and Home Depot, and grocery stores like Trader Joes, Natural Grocers and Whole Foods. Twenty Ninth Street is a walkable outdoor shopping center that’s also part of this retail hub and offers West Elm, Apple, Carhartt plus many more popular retailers. Among the many stores are dozens of restaurants, including local favorites Boulder Fresh Garden Thai Cuisine and Tiffins India Café, both loved for their authentic dishes and casual atmosphere. More shopping and dining options are about 3 miles away in downtown Boulder.
CU Boulder offers football games, concerts and cultural events
The university has many events to attend, including Buffaloes football games, homecoming festivities each fall, concerts by students and professional musicians, and the annual Colorado Shakespeare Festival. Clifford says easy access to CU’s games is a big plus for residents. “Everyone in the community goes to see the Buffs. And you’ve got the closest parking for that,” she says. Additionally, in 2027, Boulder will host the Sundance Film Festival, with some of the events taking place on CU’s campus.
Residents can get around by bike, bus or car
University of Colorado Boulder buses stop along Colorado Avenue. Rides are free to students, faculty, staff and campus visitors heading to and from the school. Regional Transportation District (RTD) buses stop along 30th Street and travel throughout the city. Baseline Road runs along the neighborhood’s south side and Colorado Avenue runs along the north; both roadways connect to larger ones leading to downtown Boulder and beyond. Many residents get around the city via the Boulder Bike Path, which also connects to nearby Longmont. Medical centers, including Boulder Community Health hospital, are within 2 miles of the neighborhood, via nearby thoroughfare Arapahoe Avenue. The closest airport with commercial flights is Denver International, about 40 miles away.
