With the University of Colorado’s Boulder campus on one side and rolling open space on the other, Southeast Boulder has abundant outdoor and residential opportunities. Roughly 4 miles from Downtown, the neighborhood is divided into multiple subdivisions with homes for both buyers and renters. Many properties back up against city parks and grassy fields. “One of the great things about this area is, there are so many beautiful trails that you can go on and all this green space,” says Realtor Lydia Creasey, Team Leader of Lydia’s Home Team with RE/MAX Alliance, who has almost 20 years of experience.

Buying and renting homes in Boulder
Most homes in Southeast Boulder are lined along residential streets and cul-de-sacs. Eclectic ranch-style homes with driveways are common in subdivisions like Meadow Glen and Arapahoe Ridge, as are contemporary bi-level and tri-level homes from the 1970s. These properties range from 1,800 to 2,500 square feet and cost $925,000 to $2 million. Many homeowners have started remodeling their properties to add more modern features and brighter colors.
Closer to CU Boulder’s East Campus, subdivisions like Frasier Meadows have townhouses and condos for both purchase and rent. Units at 600 to 1,000 square feet can go for $300,000 to $800,000. “For me, it’s about finding adequate square footage without having to spend $3 million or more to do so. It’s an affordable spot, relatively speaking, for Boulder,” says Broker Associate Tom Cohen with RE/MAX of Boulder, who has over 25 years of experience. The blend of housing options in the neighborhood opens the area to college students who need a place to rent, business professionals and families.

Neighborhood parks and recreation facilities
While a majority of the neighborhood’s eastern edge is comprised of grasslands, most of the area’s recreation comes from city parks and spaces. Arapahoe Ridge Park, called Rock Park by locals, is known for its playground’s climbing rock formations that create a maze for children to hide in and play on. There are also soccer fields, a baseball diamond and a basketball court. Admiral Arleigh Burke Park has benches spaced out along multiple paved walking paths that surround a pond, for those in the Frasier Retirement Community. Flatirons Golf Course is a public, 18-hole course on Arapahoe Avenue with a driving range and a practice course, which also hosts classes and summer camps. “The community loves this place. It’s one of the busiest and most affordable golf courses in Colorado,” says Tom Buzbee, the Director of Golf at Flatirons Golf Course. Farther south on 55th Street, the East Boulder Community Center has both indoor and outdoor facilities. Visitors can swim in the indoor pool and work out in the fitness center, or head outdoors for a game on the racquetball or volleyball courts. Memberships are flexible, though anyone can visit the off-leash dog park next door.
