Located in the hills of Sugarloaf Mountain, Tall Timber is a small community where winding country roads lead to secluded homes. The Betasso Preserve provides residents easy access to the outdoors, and Boulder is only a short drive away for city amenities. In Tall Timber, you can enjoy the quiet, peaceful atmosphere without worrying about the environmental challenges that come with living in the mountains.

The median sales price for a home in Tall Timber is $1.4 million, compared to that in Boulder, which is about $950,000. “The homes are a little bit expensive, but they’re highly desirable and executive-oriented,” says Jimmy Keith, an associate broker with Re/Max of Boulder, who has over 25 years of experience. “People definitely live here on purpose because it’s friendly and easy to get along with other people.” Contemporary, multistory mountain homes are common. Some resemble cabins, while others have more modern designs. Many homes sit on acres of land. There are also traditional two-story homes and raised ranches in the neighborhood. Prices range from the lower $900,000s to $1.7 million.
Reliable utilities for mountain living
Despite the area’s mountainous landscape, Tall Timber residents have opportunities for reliable utilities:
Propane is used for most heating systems.
Wells and septic systems are a source of water.
Starlink’s high-speed internet services make remote work possible.
High winds and winter weather can sometimes cause power outages. As such, many of the newly renovated homes in Tall Timber have back-up generators.
Tall Timber has easy access to nature
The Betasso Preserve spans Tall Timber’s eastern side and has several trails weaving through the area, including Betasso Link Trail, Canyon Loop and Fourmile Link Trail. Hiking, biking, horseback riding and on-leash dog walking are all allowed, though biking is limited and dependent by the day. “It’s one of the more popular mountain biking areas,” says Michelle Clifford, a real estate broker with Compass, who has over 30 years of experience and lives in the Sugarloaf area. “Everybody rides up there from Boulder.” Picnic tables provide a place to rest at the entrance. Additional opportunities to get outside in the area include:
Boulder Creek, which flows south of the neighborhood and allows kayaking, tubing and fishing
Boulder Canyon Tunnel, a locally famous scenic spot where you can drive or bike through a mountain
Boulder Flycasters Memorial Park, which is a small open space dedicated to the area’s Trout Unlimited Chapter and its efforts to protect cold water fisheries
Understanding the potential climate risks
Tall Timber’s forested landscape may put the area at risk of potential wildfires in the summer months. To combat this risk, the Sugarloaf Fire Protection District has a station in the neighborhood. The volunteer-run station responds to both fire and medical emergencies. According to Clifford, residents also undergo training in fire mitigation and preparedness. This includes keeping your property tidy by trimming trees and bushes and properly disposing of any dead limbs. The training can also lower the costs of insurance.
Highly rated public and private schools nearby
Tall Timber is served by the Boulder Valley School District. The district also offers choice enrollment for those who want to enroll in schools outside the neighborhood’s zoned boundary. Students can head into the city to attend highly rated schools, such as Flatirons Elementary, Casey Middle and Boulder High School. Boulder’s private school offerings include September School and Shining Mountain Waldorf School – both earn high marks.
Commuting into Boulder for essentials
Residents commute into Boulder regularly for work, groceries and entertainment. Sugarloaf Road is the neighborhood’s main throughfare and connects to Colorado state Highway 119, known as Boulder Canyon Drive, about a mile south. Commuters then take CO-119 east to head into Downtown. The drive is around 7 miles in total, which takes about 14 minutes. When winter weather hits, Sugarloaf Road and Boulder Canyon Drive are some of the first roadways in the area to get plowed – they are listed on Boulder County’s primary snow removal route. While the rest of the neighborhood’s roads are narrow or unpaved, it’s common for someone in the community to plow them with a tractor. As such, commuting may take longer when it snows, but is not impossible.
