Bath Beach is a quiet corner of Brooklyn along the bay

Bath Beach often flies under the radar, but that’s part of its appeal. Tucked along the waterfront in South Brooklyn, this quiet neighborhood is sometimes mistaken for neighboring Bensonhurst. In reality, Bath Beach is its own distinct community, home to roughly 30,000 residents who value a slower pace of life. This family-friendly area is known for its tree-lined residential streets and sweeping views of Gravesend Bay. While the actual beach disappeared decades ago, Shore Parkway provides access to a scenic stretch of the larger Shore Parkway Greenway, popular for walking, biking or simply admiring the bayside scenery.

A housing market defined by variety

Bath Beach’s housing stock sets it apart from nearby neighborhoods. “You’ll find plenty of single-family, semi-detached and fully detached houses in this neighborhood,” says Olga Moldavsky, a broker in South Brooklyn with The Moldavsky Team at Re/Max Edge who has been selling in this area for over two decades. Buyers will mostly find semi-detached homes, mid-rise prewar and postwar co-ops, and mother-daughter houses with separate entrances, an especially popular option for multigenerational families. A handful of old Victorian homes remain, though most have been converted into multifamily properties. New construction is limited, mainly due to a lack of available land. Frame construction is also common here, adding to the neighborhood’s low-density feel.

Most single-family properties tend to range from the low $800,000s to $1.5 million, though Moldavsky says she’s seen some listings for fully detached properties sell for close to $2 million. Smaller condos and multifamily units typically range from the low $400,000s to $1 million. Driveways are more common than traditional backyards and tend to drive up property values.

Everyday convenience meets cultural flavors

Most shopping in Bath Beach is centered along 86th Street, underneath the elevated D train, especially near the Bensonhurst border. Here, national chains mix with locally owned businesses, many of which are Chinese-owned, thanks to Bensonhurst being one of Brooklyn's largest Chinatowns.

You’ll also find longtime neighborhood favorites, like Tommaso, a classic red-sauce Italian restaurant known for its singing waiters. Bath Avenue has a smaller retail presence but offers an impressively diverse food scene, with restaurants representing Uzbekistan, Pakistan and Georgia. For big-box shopping and waterfront views, residents head to Ceasar’s Bay Shopping Center, home to stores like Target and Kohl’s.

New York City Public Schools that anchor the neighborhood

Bath Beach has a limited number of public schools, but several are highly rated. Local families often consider these options:

Outdoor recreation includes parks, promenades and nearby golfing

Outdoor space is one of Bath Beach’s biggest draws. The Shore Parkway Promenade is the neighborhood’s crown jewel, running alongside the waterfront with a scenic walking and biking path. Bath Beach Park itself overlooks the bay and features a recently renovated playground, making it a go-to spot for families. Moldavsky notes that the neighborhood used to have its own beach, but it was paved over during the mid-20th century to make room for the Belt Parkway.

Nearby Bensonhurst Park sits right along the water and includes handball courts, updated basketball courts and multiple play areas. At the opposite end of the neighborhood is Dyker Beach Park, where you'll find even more green space, plus a popular 18-hole public golf course that attracts players from across Brooklyn.

Bath Beach is a car-friendly Brooklyn neighborhood with metro access

Getting around from Bath Beach is fairly straightforward, though it’s more car-friendly than some other Brooklyn neighborhoods:

  • The D train runs along 86th Street, reaching Midtown Manhattan in about an hour.
  • Many residents rely on buses to access the subway, but express buses can reach downtown Manhattan in roughly 35 minutes.
  • Nearby airports include John F. Kennedy International Airport (about 35–45 minutes by car) and LaGuardia Airport (about an hour by car).
Drivers also benefit from easy access to the Belt Parkway, which runs along the waterfront and helps streamline commutes throughout Brooklyn and beyond.

How neighboring communities expand Bath Beach life

Because Bath Beach borders Bensonhurst and Dyker Heights, locals also take advantage of nearby seasonal events. These include summer concerts in Bensonhurst Park, holiday markets, and one of Brooklyn’s most famous attractions: the Dyker Heights Christmas lights, which draws visitors from across the city every December. School fairs, church fundraisers and cultural celebrations tied to the area’s Italian and central Asian communities round out the neighborhood’s events calendar, giving Bath Beach a strong sense of local connection without the crowds.

What I liked most about living in this area is the fact that there is at least one Brooklyn Public Library in every borough. Additionally, the staff members there are super nice. I also liked the stores where a lot of the things they sell are on a sale. Warehouse clubs are also so promising and helpful in saving money.

Easy access to the shore with just a walk away. Has lots of schools and public parks for kids. It has a quiet setting and is always filled with nice people. Is a very family friendly neighborhood.
