Manhattan Beach Park is a recreational hub

The expansive 40-acre Manhattan Beach Park is a focal point for recreation, featuring a sandy beach, playgrounds, basketball and tennis courts, sports fields, gardens—including the 16-acre Dana Borell Garden—and a scenic boardwalk. “It has the history from the 19th century of being a resort and continues to be a popular summer destination,” says resident and broker Olga Moldavsky of Re/Max, adding that people come from all over the city and the state for the neighborhood’s tranquil beaches. “It’s quieter than Coney Island and there’s plenty of parking,” says Jerry Minsky, a Brooklyn native and licensed broker with Douglas Elliman. The mile-long Shore Boulevard Mall provides a waterside walking and running path, perfect for outdoor activities. Nearby attractions include the NYC Aquarium and additional waterfront paths.

Luxury single-family homes and modern condos

Mature oaks and evergreen trees provide shade along Manhattan Beach’s well-maintained sidewalks. Most homes feature private driveways, as street parking becomes increasingly scarce during the busy summer season. The neighborhood offers a diverse array of single-family residences and a handful of duplexes. “Most of the houses in Manhattan Beach are luxury detached single-family homes, with at least 3,000-square-foot lots,” Moldavsky says, adding that Manhattan Beach prices are amongst the highest in Brooklyn, and the neighborhood also has higher taxes. Home buyers can expect pricing to pan out like this:

What schools serve Manhattan Beach students?

Many children attend schools within District 21 or 22, including the highly rated P.S. 195 Manhattan Beach and I.S. 98 Bay Academy for the Arts and Sciences, ranked as one of the best middle schools in the state. Highly rated private and charter schools include Success Academy Charter School and Happyland Manhattan Beach Day School, an early education center located within the neighborhood. “It’s very famous and one of the best day cares and kids’ centers,” Moldavsky adds. Kingsborough Community College, located on Manhattan Beach's east end, occupies former Coast Guard training grounds. KCC provides over 50 degree and certificate programs, as well as continuing education in areas like ESL and senior computer courses.

B and Q trains, but a distance away

The Brighton Beach subway station provides B and Q train service to the area; however, residents on the eastern side of the neighborhood will find themselves facing up to a 1.5-mile walk to reach the nearest train. As a result, owning a car can be particularly useful. “It’s transportationally challenged,” says Minsky. During the summer, heavy tourist traffic can bring cars to a standstill. Fortunately, bike paths and bus stops along Oriental Boulevard offer alternative transportation options for getting around.
