From an exclusive beach resort to a Brooklyn bedroom community
In the late 1800s, a man named Austin Corbin purchased a 500-acre strip of salt marsh beside Sheepshead Bay and converted it into an exclusive resort called Manhattan Beach. Today, the former beach retreat is now a bedroom community with mostly single-family homes. Residents have access to city life, but throughout most of the year, they enjoy relative seclusion from the hustle of Brooklyn. Its sandy namesake beach rests inside a small cove surrounded by playgrounds, a garden and sports fields. There’s a highly rated public elementary school within a few blocks of most homes, and a community college at the eastern edge. Bus stops and sidewalks allow for travel to Brighton Beach or Sheepshead Bay for shopping and dining, and nearby train stations connect the neighborhood to the rest of New York.

Manhattan Beach Park has playgrounds and sports courts
The 40-acre Manhattan Beach Park is the main draw for recreation. “It’s quieter than Coney Island and there’s plenty of parking,” says Jerry Minsky, a Brooklyn native and licensed broker with Douglas Elliman. Manhattan Beach is sheltered from the rougher currents of the Atlantic by the Rockaway peninsula, and its calmer waters are popular with families. Surrounding the sandy shoreline are parks with basketball and tennis courts, athletic fields and playgrounds, as well as the 16-acre Dana Borell Garden. On the neighborhood’s north side, the mile-long Shore Boulevard Mall runs from Holocaust Memorial Park to the entrance of Kingsborough Community College, providing a waterside walking and running path. Some locals enroll their kids in the VIP Soccer Academy, and others learn Israeli martial arts through Krav Maga Crash. Residents can join the Manhattan Beach Community Group to stay up to date on local events, and The Manhattan Beach Jewish Center also organizes social gatherings for various age groups.

Tudor-style homes and modern condos
Oaks and evergreens shade the area’s paved sidewalks. Private driveways are common, as street parking is at a premium, especially during the summer months. Housing consists wide mix of single-family styles and a few duplexes. There are some well-kept residences from the late 1800s and Tudor and Mediterranean Revival styles from the early 1900s, but many buyers have opted to tear down the older homes and rebuild in the style of their choice. “People will buy two lots and combine them,” Minsky says. “There are blocks of mansions.” Single-family homes may list from $1.5 million to $5 million, while semi-attached houses generally sell between $1.3 and $2.3 million. There are also a few post-2000 condo buildings along West End Avenue, with units sometimes ranging from $500,000 to $800,000. The neighborhood is prone to flooding, and homeowners should consider purchasing flood insurance.

Restaurants and markets in nearby Brighton Beach
There are a few restaurants at the corner of Oriental Boulevard and West End Avenue, but most dining options can be found across Sheepshead Bay along Emmons Avenue, or in neighboring Brighton Beach. Kashkar Café is an Uzbeki-Uyghur fusion diner serving noodle dishes and kebabs. Tacos, burritos and Mexican baked goods make El Jarochito, a few blocks west of Manhattan Beach, a popular pick. Brighton Beach Avenue offers organic grocery stores, like Twins Market, and supermarkets, like Tashkent, which is notable for its expansive hot buffet. For Italian pastries and fresh produce, some people head to Cherry Hill Gourmet, a specialty supermarket in Sheepshead Bay.

Highly-rated schools and continued learning through Kingsborough Community College
Many children attend P.S. 195 Manhattan Beach, which receives an A-minus rating from Niche. The A-rated I.S. 98 Bay Academy for the Arts and Sciences serves grades six through eight, and in 2024, it was ranked as the No. 3 best middle school in New York State by U.S. News & World Report. Abraham Lincoln High School earns a B on Niche, and it offers dual-enrollment courses through Kingsborough Community College. Each year, 10 Abraham Lincoln graduates receive college scholarships funded by alumnus and Grammy-winning singer Neil Diamond. Kingsborough Community College rests on the eastern tip of Manhattan Beach on a plot of land once used for Coast Guard training exercises. KCC offers more than 50 degree and certification programs, and community members can also sign up for their continuing education offerings, which include English as a second language and computer courses for seniors.

B and Q trains, but a distance away
The Brighton Beach subway stop serves the neighborhood with the B and Q trains, but those living on the eastern side of the neighborhood might have to walk 1.5 miles to catch a train, so having a car is helpful. “It’s transportationally challenged,” says Minsky. In the summer months, tourists come in the thousands and car traffic often comes to a standstill. There are bike paths and bus stops along Oriental Boulevard. The closest emergency room is the Coney Island Hospital, about 2 miles west and the nearest airport is John F. Kennedy International Airport, a little over 13 miles from the community.
