Community and housing just north of downtown Buffalo
The Upper West Side community is just north of downtown Buffalo and along the Niagara River. This primarily residential neighborhood is filled with classic American Foursquares and offers quick commuting access to the rest of Buffalo. The majority of the streets in the neighborhood are lined with American Foursquare buildings from the early to mid-1900s, many of which sport front porches and have modest backyards. These homes are close to Buffalo State University’s campus as well as dining options along State Route 266 and Interstate 190. “The area is home to a large community, so there are a lot of organizations and groups with like-minded people,” says Vinnie Rondinelli, principal broker with Rondinelli Real Estate and long-time Buffalo resident.

Classic American Foursquares along the Niagara River
Many homes in the Upper West Side community are two to three stories and were built in the early to mid-1900s, taking inspiration from American Foursquare designs. Most houses are situated closer to the street, creating larger backyards and pushing the porch right up against the sidewalk where neighbors stop to chat as they walk by. “It’s still a very affordable area, but you do get a lot of modern architecture sprinkled around the community,” Rondinelli says. Prices here can range from around $100,000 to $350,000.

Buffalo public schools and access to Buffalo State University
Students can begin their education at PS 45 International School, which teaches students in kindergarten to eighth grade and receives a C rating on Niche. They can then head to the B-minus-rated PS 207 Lafayette International Community High School. The school is one of the oldest public schools in Buffalo and the oldest school that remains in its original building. Its brick and terracotta exterior was constructed in 1903. The high school is also an international school, and many students speak English as a second language. Buffalo State University is nearby, with a host of undergraduate and graduate programs.

Local parks designed by Frederick Law Olmsted
Residents often head to neighboring parts of the city for outdoor recreation. Front Park is the closest to the community, just under 2 miles away. It has a massive soccer field and tennis courts alongside a shaded playset and picnic area, creating plenty of space for residents to play. Delaware Park is also close by, with amenities ranging from a full 18-hole golf course to The Buffalo Zoo with over 1,400 animal exhibits. Residents can also hike and bike the paths and trails around a lake where there are flamingo-shaped boats in the warmer months. Both parks were designed by Frederick Law Olmsted, the architect of New York City’s famous Central Park.

Authentic tacos and Buffalo's largest used book store
State Route 266, also known as Niagara Street, runs along the waterfront and provides numerous retail and dining options. Taqueria Ranchos La Delicias is one of the more popular options along the road, offering a number of Mexican dishes and taco options in a bright and festive setting. Rust Belt Books is just a couple blocks from the community, and Rondinelli says it is the largest used bookstore in the city. The store hosts many events, from poetry nights to meditations, and the owner even brings her cats to help out around the store. Residents can shop at the Lexington Cooperative Market or the Price Rite Marketplace of Stuyvesant Plaza.

Walkability and access to Interstate 190
Many of the streets on the Upper West Side have sidewalks. “Parking’s not much of a problem in the neighborhood, but you can pretty much walk anywhere,” Rondinelli says. State Route 266 is the main road for residents heading downtown. West Ferry Street leads to Interstate 190, which streamlines commutes east into central New York and across the Niagara River to Canada. The Buffalo Niagara International Airport is 11 miles from the community, and the Erie County Medical Center Health Campus is less than 4 miles away.
Juneteenth celebrations and holiday markets
Downtown Buffalo's annual Juneteenth Festival has been going on for over 49 years. The event features speeches, games and vendors with a variety of foods, as well as a parade. During the holiday season, the community gathers once more for the Buffalo Holiday Market, which takes place on the Buffalo State University’s campus. Here, residents can grab a hot chocolate and shop for gifts from local vendors.
The Holiday Market in Elmwood Bidwell has everything from fresh coffee to local products.
The Juneteenth Festival in MLK Park kicks of with a parade on the first day of the festival.
