The Airport District offers easy access to central Burbank

Burbank’s Airport District is, as one might expect, dominated by its namesake, the Hollywood Burbank Airport. The 555-acre airport is the 55th busiest in the U.S. as of 2023, offering flights to over 30 locations in the U.S. and drawing a fair amount of traffic to the west side of the neighborhood. The east side, in stark contrast, is made up of a collection of quaint midcentury homes and multifamily properties in one of the most convenient locations in the area. “It might not be the most scenic spot in town,” says Burbank Realtor Cherryl Weaver of RE/MAX Empower, “But it’s still a great location for commuting and amenities, and the entry point price is way lower than most neighborhoods in Burbank.”

Midcentury ranch-style homes and a few condos

Most residential properties in the neighborhood were built during LA’s post-war housing boom, in the 1940s and 1950s. Cozy midcentury ranch-style homes dominate the housing market, along with a selection of condos and multifamily properties. Condos can go for anywhere from $450,000 to $750,000, while ranch-style homes usually sell for between $850,000 and $1.2 million — multifamily properties usually go for a bit more, depending on their size. The neighborhood has a CAP Index crime score of 4-out-of-10, which matches the national average.

Right next to the Burbank Empire Center and close to downtown

The residential portion of the neighborhood is close to the heart of Burbank, so residents have easy access to tons of shops and restaurants. There are multiple major supermarkets within a mile of the neighborhood, including Sprouts and Ralphs. The Burbank Empire Center in the southeast corner of the neighborhood is home to a variety of big box stores, including REI and Nordstrom Rack, along with a selection of chain restaurants. A wide variety of highly rated eateries and local boutiques can be found just a few blocks away in downtown Burbank.

Highly-rated Burbank High School

The neighborhood is served by the highly rated Burbank Unified School District, which has an impressive A grade on Niche. George Washington Elementary and Luther Burbank Middle School both have A-minus grades, while Burbank High School has an A grade and offers dual enrollment through nearby Los Angeles Valley College and Glendale Community College.

Multiple well-maintained city parks

Despite its small size, the residential part of the Airport District is home to multiple well-maintained city parks. Robert E. Lundigan Park features a playground and playing field, while Robert E Gross Park’s two baseball fields are used by local little leagues. When residents want to stretch their legs a bit, they’re just a 4-mile drive from LA’s famous Griffith Park, which offers tons of hiking and great views of the city.

A huge variety of commuting options

A major benefit of living near the airport is having access to a ton of transportation options — not just the airport, but all the infrastructure designed to get people to and from the airport. Interstate 5 passes just north of the Airport District, connecting it to both Central LA and the San Fernando Valley. The Bob Hope Station on the south side of the airport offers both Amtrak and Metrolink connections, which is hugely convenient for those looking to avoid dealing with LA traffic. A number of bus routes also pass through the neighborhood, mostly stopping along San Fernando Boulevard and Vanowen Street.

Flight noise does affect the neighborhood

Flight noise can be an issue in the neighborhood. However, because of the orientation of the airport’s runway, flights don’t actually pass directly over the residential part of the neighborhood, offering some relief for locals.
