Modern condos and a few midcentury ranch-style homes
Housing in Downtown Burbank is primarily made up of multifamily residences, including apartment complexes, condos and mixed-use buildings. Many of these developments were built in the last two decades as part of the regional increase in urban density near transit and commercial areas. Multiunit options range from older mid-rise buildings with basic amenities to modern upscale complexes that include rooftop decks, fitness centers and stylish communal spaces. Some condominiums offer private balconies and secure parking, though units vary in size and price depending on location and building age. Unlike other areas of Burbank, single-family homes are rare in Downtown, though a few midcentury ranch-style homes can be found in the southeastern part of the neighborhood. Condos in the neighborhood usually sell for between $650,000 and $1 million. On the rare occasion a single-family home goes up for sale, it usually goes for between $1.2 million and $2 million.Close to McCambridge Park
Parks and recreational spaces are somewhat limited within the immediate Downtown area, but several options exist nearby. McCambridge Park, located just north of Downtown, has open fields, basketball courts and a rec center. The neighborhood is also within a fifteen-minute drive of multiple larger green spaces, including Griffith Park, one of the largest urban parks in the country, and the Verdugo Mountains in north Burbank.Dual immersion options at local elementary schools
Public schools in the area are overseen by the highly rated Burbank Unified School District, which gets an A grade from Niche and is known for its Spanish-language dual immersion program, which is open to all Burbank Elementary students via lottery. Joaquin Miller Elementary and John Muir Middle School both have A-minus ratings, while Burbank High School has an A.The Burbank Winter Wine Walk and other local events
The neighborhood hosts many annual festivals, including the Burbank Winter Wine Walk and the Downtown Burbank Arts Festival, which showcases work from regional artists. Live music and comedy performances are also regularly scheduled at a number of venues in the neighborhood. “There’s really a lot to do here,” says Downtown resident Lucy Chang. “I mean, it’s not West Hollywood, but you can usually find some good live music on a weeknight.”Planes, trains and automobiles
Downtown Burbank is the central transportation hub for the entire city, so getting around is incredibly easy. “As far as getting around goes, it’s probably the most convenient location in the entire valley,” says Realtor and area native Cherryl Weaver of Re/MAX Empower. Interstate 5 runs through the neighborhood, allowing for straightforward car commuting. The Burbank Metrolink Station, located on Front Street, provides rail service to Los Angeles and other parts of Southern California, making the neighborhood a viable option for those who work in downtown LA. Local bus routes, operated by Metro and Burbank’s own BurbankBus system, connect Downtown to other parts of the city. It’s also just a couple of miles from the neighborhood to Hollywood Burbank Airport, which offers flights to over 30 destinations in the U.S.Hundreds of shops and restaurants nearby
Shopping and dining are central to Downtown Burbank’s identity. In the heart of the neighborhood, the Burbank Town Center is a multilevel shopping mall with a mix of national retailers and smaller specialty stores, along with the AMC Burbank 16 movie theater. Beyond the mall, San Fernando Boulevard is lined with restaurants, cafes and shops. Dining options cater to a range of tastes, mostly national chains but also locally owned establishments. Popular spots include Granville, known for its American comfort food, and Artelice Pâtisserie, which offers carefully crafted pastries and desserts. Those looking for a bit of entertainment with their meal can head to Flappers Comedy Club & Restaurant. As for groceries, there are nearly a dozen supermarkets in and around the neighborhood, including Sprouts, Trader Joe's and Jons International Marketplace. The Burbank Farmers Market is held every Saturday morning at the corner of Olive Avenue and Glenoaks Boulevard and offers fresh produce, prepared food and crafts.Noise can be an issue
Freeway and train noise can be an issue in a few parts of the neighborhood. However, most residential properties are far enough away from the highway and the tracks to make this a fairly minor concern.
