Downtown Burbank is arguably the most convenient neighborhood in the city. As its name suggests, the neighborhood is one of Burbank’s main hubs for shopping, dining and entertainment. But it’s also right next to Interstate 5 and home to the area’s only train station, making travel and commuting incredibly easy compared to other parts of the San Fernando Valley. “Convenience is definitely the main thing for most people who live Downtown,” says Realtor Bill Toth of First Class Real Estate, who has lived in Burbank for over 40 years. “You’ve got tons of shops and restaurants right there, and there’s a fair bit of public transportation. It might be the only place in town where you could get by without a car.” The southeastern portion of the neighborhood was formerly the grounds of the Grand Central Airport, and is currently dominated by the Walt Disney Company’s Grand Central Creative Campus. The campus is home to many of Disney’s signature companies, including its animation studios and Imagineering division.

Shopping and dining are central to Downtown Burbank’s identity. It’s one of the few neighborhoods in the valley where residents can get by without owning a car. In the heart of the neighborhood, the Burbank Town Center is a multilevel shopping mall with a mix of national retailers and smaller specialty stores, along with the AMC Burbank 16 movie theater. Beyond the mall, San Fernando Boulevard is lined with restaurants, cafes and shops, not to mention an Ikea. There are a number of highly rated dining options, including Granville, known for its American comfort food, and Artelice Pâtisserie, which offers carefully crafted pastries and desserts. Those looking for a bit of entertainment with their meal can head to Flappers Comedy Club & Restaurant. As for groceries, there are nearly a dozen supermarkets in and around the neighborhood, including Sprouts, Trader Joe's and Jons International Marketplace. The Burbank Certified Farmers Market is held every Saturday morning at the corner of Olive Avenue and Glenoaks Boulevard and offers fresh produce, prepared food and crafts.

Modern condos and a few midcentury ranch-style homes
Housing in Downtown Burbank is mostly made up of multifamily residences, including apartment complexes, condos and mixed-use buildings. Unlike other areas of Burbank, single-family homes are rare, though a few midcentury ranch-style homes can be found in the southeastern part of the neighborhood, by Disney’s Grand Central Creative Campus. Most of the condos and apartments on the north side were built in the last two decades as part of the regional increase in urban density near transit and commercial areas. Multi-unit options range from older mid-rise buildings with basic amenities to modern upscale complexes with rooftop decks, fitness centers and communal spaces. Condos in the neighborhood usually sell for between $650 and $1 million. On the rare occasion a single-family home goes up for sale, it usually goes for between $950,000 and $2 million. Noise can be an issue for some properties closer to the freeway.

Planes, trains and automobiles make getting around easy
Downtown Burbank is the city’s transportation hub, so transit is easy. “As far as getting around goes, it’s probably the most convenient location in the entire valley,” says Realtor and area native Cherryl Weaver of Re/MAX Empower. Interstate 5 runs through the neighborhood, allowing for straightforward car commuting. The Burbank Metrolink Station, located on Front Street, provides rail service to Los Angeles and other parts of Southern California, making the neighborhood a viable option for those who work in downtown Los Angeles. The BurbankBus system connects Downtown Burbank to other parts of Burbank and Glendale. It’s also just a couple of miles from the neighborhood to Hollywood Burbank Airport.

Dual immersion options at local elementary schools
Public schools in the area are overseen by the highly rated Burbank Unified School District, which gets an A grade from Niche and is known for its Spanish-language dual immersion program, which is open to all Burbank elementary students via lottery.
