Located in the heart of Burbank, the neighborhood is known for its shopping, but it's also home to offices and a significant amount of housing, mostly apartments and condos. “Convenience is definitely the main thing for most people who live downtown,” says Realtor Bill Toth of First Class Real Estate, who has lived in Burbank for over 40 years. “You’ve got tons of shops and restaurants right there, and there’s a fair bit of public transportation. It might be the only place in town where you could get by without a car.”

Shopping and dining are central to Downtown Burbank’s identity. In the heart of the neighborhood, the Burbank Town Center is a multilevel shopping mall with a mix of national retailers and smaller specialty stores, along with the AMC Burbank 16 movie theater. Beyond the mall, San Fernando Boulevard is lined with restaurants, cafes and shops. Dining options cater to a range of tastes, mostly national chains but also locally owned establishments. Popular spots include Granville, known for its American comfort food, and Artelice Pâtisserie, which offers carefully crafted pastries and desserts. Those looking for a bit of entertainment with their meal can head to Flappers Comedy Club & Restaurant. Downtown Burbank is the central transportation hub for the entire city, so getting around is incredibly easy. “As far as getting around goes, it’s probably the most convenient location in the entire valley,” says Realtor and area native Cherryl Weaver of Re/MAX Empower. Interstate 5 runs through the neighborhood, allowing for straightforward car commuting. The Burbank Metrolink Station, located on Front Street, provides rail service to Los Angeles and other parts of Southern California, making the neighborhood a viable option for those who work in downtown LA. Local bus routes, operated by Metro and Burbank’s own BurbankBus system, connect Downtown to other parts of the city. It’s also just a couple of miles from the neighborhood to Hollywood Burbank Airport, which offers flights to over 30 destinations in the U.S.

Dual immersion options at local elementary schools
Public schools in the area are overseen by the highly rated Burbank Unified School District, which gets an A grade from Niche and is known for its Spanish-language dual immersion program, which is open to all Burbank Elementary students via lottery. The Burbank Winter Wine Walk and other local events
The neighborhood hosts many annual festivals, including the Burbank Winter Wine Walk and the Downtown Burbank Arts Festival, which showcases work from regional artists. Live music and comedy performances are also regularly scheduled at a number of venues in the neighborhood. “There’s really a lot to do here,” says Downtown resident Lucy Chang. “I mean, it’s not West Hollywood, but you can usually find some good live music on a weeknight.”

Freeway and train noise can be an issue in a few parts of the neighborhood. However, most residential properties are far enough away from the highway and the tracks to make this a fairly minor concern.
