The median home sale price here is in the lower $700,000s, much higher than Burlington’s overall median and that of the neighboring New North End. Most homes cost between the lower $700,000s and $1.1 million. “The lakefront homes on the beach start at $1 million for something that needs renovations,” says Kathleen OBrien, a Realtor with Four Seasons Sotheby’s International Realty who’s sold homes in the area for 27 years. “It’s so expensive because you have a sandy beach. It literally has white sand. That’s why the neighborhood is popular.” Townhouse-style condos typically cost between the mid-$400,000s and mid-$600,000s.

Most homes in Appletree Point are colonial-inspired New Traditional designs built between the 1970s and ‘90s. These are spacious, with most having over 2,000 square feet and an average lot size of a quarter of an acre. Some homes are on the waterfront. “If you're facing southwest, you have a strategic view of the lake with the Adirondacks,” O’Brien says. Townhouse-style condos are also available. Most of these were built in the late 1980s and early ‘90s, and they also have New Traditional architecture.

Nearby schools are in the highly rated Burlington School District
Kids can attend schools in the Burlington School District, which is highly rated and offers a school choice enrollment model for elementary grades. Middle school enrollment is based on your home address, and students here will likely attend the highly rated Lyman C. Hunt Middle School. Burlington High School also gets high ratings and serves the entire city, but families can apply to other Vermont high schools through the state’s open high school enrollment program.

Driving downtown can take around 15 minutes
North Avenue is the main thoroughfare in this part of the city, and Downtown Burlington and the University of Vermont are around 5 miles away. “Sometimes that can be a drawback of living out there because even though it’s mileage-close, you kind of have to weave to get there,” O’Brien says. “We’re spoiled up here for commutes. If it takes us more than 20 minutes to get anywhere, we think it’s far away. On a day with traffic or bad weather, it’s going to take you 20 to 25 minutes, but with no traffic, it’s 10 to 15 minutes.” Cyclists can get downtown via the Burlington Greenway, and the Green Mountain Transit bus stops along North Avenue. Burlington International Airport is an 8-mile drive away, which takes at least 20 minutes.
The neighborhood has a suburban vibe and historical significance
Appletree Point has a suburban feel, with curving, sidewalk-lined streets that sometimes end in cul-de-sacs. The area is quiet, and neighbors see each other at Appletree Park or the neighborhood’s private beach. Though most of the houses were built within the past 50 years, the area holds historical significance for being the site of Burlington’s first house, a log cabin built in 1773.
