Walkability in leafy Martha Jefferson
The Martha Jefferson neighborhood is a star in its own right, even though North Downtown often gets put in the spotlight. Both of these areas qualify as downtown, but Martha Jefferson is primarily residential compared to its entertainment-forward neighbor, which features classic venues like the Paramount Theater and Miller’s, where musician Dave Matthews got his start. That leafy character of Martha Jefferson appeals to homebuyers who value the urban amenities associated with central Charlottesville, but want an environment that’s a little less dense than the downtown mall. “Walkability is basically the essence here,” says Lisa Lyons, a Realtor with Loring Woodriff Real Estate Associates. “Which is often easier than dealing with parking.” But when it’s time to explore nearby neighborhoods a little east and west of here – there are big parks about 1 1/2 miles in each direction – residents have direct access to High Street and U.S. Route 250.
Ranch-style homes ready for renovation
“There’s a lot of renovation happening in this area,” says Lyons. “Three years ago, a home sold for $550,000 and now it’s worth $2.5 million after renovations.” It’s possible to find midcentury ranch-style and minimal traditional homes in the $415,000 to $600,000 range that are waiting for renovation, including along popular streets. “Locust Avenue is one of the main drags,” says Lyons. Near that mark, in the $600,000 to $650,000 range, it’s possible to find similar-styled homes that are already renovated. At any rate, whichever route the homebuyer takes here, they can expect a yard with modest landscaping like hedges and shrubs. By jumping into the $900,000 to $1.5 million range, homebuyers will encounter more historic homes from the 1920s that have slight colonial stylings. These are usually double the footprint of aforementioned homes, at 2,000 square feet or more.

Burnley-Moran Elementary is walking distance for many students
Burnley-Moran Elementary is just off Long Street, also known as Route 250, making it walking distance from many Martha Jefferson residences. With a 15-to-1 student-teacher ratio, the school earns a B from Niche. Buford Middle receives a B-minus and has a 13-to-1 student-teacher ratio. Charlottesville High is an A-rated high school, and is known for successful student clubs, like the debate team and golf team. Both won state championships in 2023.
Burnley-Moran Elementary is an above average school in Charlottesville, Virginia.

Large parks, including McIntire Park within 1 1/2 miles
While it does have leafy walkable streets, Martha Jefferson doesn’t have any park spaces to call its own. It’s within 1 1/2 miles of Charlottesville’s biggest and most popular parks, though. By going east, residents can visit Darden Towe Park, which presents a mix of athletic opportunities and sprawling nature. “People can do sports, or get over to the Rivanna River for fun on the water,” says Alexandria Searls, executive director of the Lewis and Clark Exploratory Center, located in the park. “There’s also lots of biking on the trails.” By going west, residents encounter McIntire Park, another sprawling space full of trails that wrap around Charlottesville High. The park is especially popular with skaters, who say it has one of the best skate parks in the state, including concrete bowls, ledges and rails.

Shopping and dining in Martha Jefferson
The downtown mall next door is full of restaurants, but Martha Jefferson has a dining scene of its own – and devoted regulars. “Tacos Gomez has some of the best tacos in the city,” says Forcey Learmonth, a river guide for the Rivanna River. Dipping from Tacos Gomez onto High Street, residents can find a string of small locally owned eateries. Hogwaller Brewing serves pork barbecue sandwiches and smash burgers alongside its craft beer. Fabio’s Pizza provides a small but sleek spot for digging into a slice or a daily special like cheesesteak. Diners, taquerias and coffee shops fill out the rest of the scene. Groceries can be picked up at Food Lion in the Pantops Shopping Center.

U.S. Route 250 can get packed during rush hours
With retail and dining reachable by just a couple of main thoroughfares, it’s important to be mindful that Martha Jefferson isn’t sleepy. “Route 250 does get high traffic,” says Searls. This can not only be the case during the lunch rush, but during morning and early evening hours, because Route 250 leads directly to Interstate 64 – the city’s main commuter path. Buses are available, though, for those who prefer public transportation: They run along Locust, High and Market Street. The downtown mall is pedestrian-oriented, and residents can easily walk to the Ting Pavilion, an outdoor music venue that forms the mall’s eastern entrance.
