Primarily an industrial zone, the south side neighborhood of Milbrook is better known for its apartment complexes than its single-family homes. “Apartments are a central part of the community,” says Aaron J. Hopkins, president of the South Side Community Action Network. “In the past 20 years, they’ve changed hands a lot and deteriorated due to poverty.” Despite this, the area still has a single-family housing market; however, it is small compared to surrounding neighborhoods like Innis Gardens Village and Berwick. Located 7 miles southeast of downtown Columbus, the neighborhood has simple, midcentury homes that sell for half of the Columbus area average.
Midcentury homes lower than state and national average price
The majority of homes are one-story, built on quarter- to half-acre lots. Primarily built in the 1950s and '60s, houses tend toward midcentury designs, with ranch-style being the most popular, followed by the occasional split-level. Prices fall anywhere between the high and low $100,000s. “It’s a good community for first-time homebuyers or investors,” says Byron Diaz, a Realtor with Nexthome Experience. “For that money, you can easily get a basement and a garage in this neighborhood.” The average home value in the area is around $170,000, less than half of Columbus’s average in the $370,000s.
A bar and burgers at Renee's
Opened in 2023, Renee’s Bar and Grill offers no-frills pizza, burgers and wings along with their full bar. The kitchen closes at 1:30 a.m. for anyone who needs a late-night snack. Mr. Hibachi on Frebis Avenue has several entrée options, including salmon, chicken and scallops. Lockbourne Road has a handful of retail stores and food chains, including a Save-A-Lot grocery store. Milbrook is the home of many businesses that are big job creators in the area, including a regional distribution center for the Big Sandy Furniture Superstore and a facility for the Aramark Uniform Company.
Pickleball at Driving Park Community Center
Alum Crest Park is a four-and-a-half-acre greenspace in the nearby community of Alum Crest Acres. In addition to basketball courts, the park offers a playground, picnic area and paved walking trail. The Driving Park Community Center is 3 miles north and provides various classes and after-school activities, including youth pickleball, junior soccer and adult line dancing. Driving Park has a public pool with water slides and racing lanes.
Public transit from COTA
Milbrook is seven miles southeast of downtown Columbus, and nine miles south of John Glenn Columbus International Airport. Select Speciality Hospital – Columbus South is the nearest hospital, just under four miles west. The Central Ohio Transit Authority bus line provides public transportation with several stops on Alum Creek Drive and Frebis Avenue. “We’ve been working with the area commission to make sure the buses stop where the biggest local jobs are,” says Hopkins.
Historic architecture at South High
Students will attend Moler Elementary School, rated C-minus on Niche. Afterward, they’ll enroll at South High School, which serves seventh to 12th grade and has a C. South High’s historic campus is over 100 years old and has been carefully preserved, even after internal renovations ended in 2009. South Scioto Academy is a charter school on Milbrook’s eastern border. It serves kindergarten through eighth grade and has a C-minus.
Important to know
The CAP Crime Index lists Milbrook as a 9 out of 10, more than double the national average of 4. These scores go up to 10 when it comes to violent crime.
Several activist groups provide support, food and help to area residents. These groups include the South Side Community Action Network, the South Side Family Farms, and nearby religious institutions like Serenity Baptist Church and Life Changers Church.
