Quiet streets, cul-de-sacs and riverfront homes define Scioto Trac
You'd probably miss it if you were not going to Scioto Trace intentionally. The neighborhood off Dublin Road has winding roads, cozy cul-de-sacs, and beautifully constructed contemporary houses. Angel Grunenwald, Realtor with Re/Max Partners, lives there and says there are many perks to living there. “There’s no through traffic. For the most part, it’s a small community with nine houses that back up to the Scioto River.”

Houses along the river have a high value and low turnover
When one side of a neighborhood backs up against a body of water, the prices will fluctuate from one end to the other. There’s also little turnaround in the homes where the Scioto River is in the backyard. “Of the nine houses that back up against the water, only three have turned over in the last 20 years,” Grunenwald says. Currently, most of those homes are valued at over a million dollars. There are a small number of ranch-style homes, with the rest being Contemporary Colonial. A four-bedroom, two-and-a-half bath Contemporary Colonial with 972 square feet and a fireplace was valued at $465,300. When homes in Scioto Trace go on the market, they’re usually scooped up reasonably fast. There is an active homeowners association within Scioto Trace, of which Grunenwald is a member. “Every year, there’s a Christmas party, Easter egg hunt for the kids and a progressive dinner night with five different houses participating,” she says. “Each house would provide a course for a meal, and we have a rolling bar on a trailer that follows along.” A community yard sale occurs every spring, with a barbecue that follows.

Hilliard Schools are well-rated with strong academics
Scioto Trace is located within the Hilliard School System, which receives an A-minus from Niche. The school system receives high marks on academics, teachers and clubs and activities. Hilliard Weaver Middle School is below the national average for student-teacher ratio at 16:1. Hilliard Davidson High School has an average four-year graduation rate of 92 percent.

Reservoir trails and river views are a short walk away
You’re within walking distance of the Griggs Dam and the northern end of Griggs Reservoir Park. “Most of the people who live in the neighborhood walk north on Thoburn Road, cross the river on Fishinger Road and walk the paved trail on the eastern side of the river to get there.” The dam was built in the 1900s and forms Griggs Reservoir, a primary drinking water source for the City of Columbus. Griggs Reservoir Park starts at the dam, stretches south, and features 186 acres with various picnic areas and lighted wooded walking trails.

Popular dining spots and gourmet pizza are just across the river
Just across the Scioto is Figlio’s, a gourmet pizza and pasta restaurant specializing in wood-fired pizza. Try the pear and brie pizza containing olive oil, blue cheese, prosciutto and arugula. The Drunken Shrimp gets rave reviews, with penne, vodka tomato sauce, blackened shrimp and asiago cheese. Gallo’s Kitchen and Bar has a little bit of everything, but their specialty is cajun-style dishes. There are also flame-broiled burgers, so most likely, you’ll have to go multiple times to experience everything.

Events and activities foster a close-knit community feel
An active civic association planning events throughout the year make Scioto Trace a very active community. “We’re not very big and the activities bring us closer together. It’s a good family neighborhood, and we’ve got lots of kids.”
