Holbrook Heights is a family-friendly East Bay neighborhood in Concord, located about 30 miles from San Francisco. The neighborhood has many traditional suburban qualities, but also has a unique side with access to a community pool and a small amusement park for young kids. “It’s a fantastic place with a lot of young families moving in,” says Josh Haller, a Realtor with Brickhouse Real Estate Partners with almost 20 years of experience. “People are staying in the neighborhood these days. It used to be that people would move in, spruce the house up a bit and move away a couple of years later. The higher interest rates have put a stop to that.” Along with its suburban allure, the neighborhood also benefits from being just a few miles from downtown Concord. “When you factor in the affordability, this neighborhood is probably the nicest with proximity to downtown Concord,” Haller says.

The neighborhood’s wide, tree-lined streetscapes feature a variety of housing styles. Common architectural designs include bungalows, ranch-styles and traditional homes. One of the highlights of the neighborhood is the access to a pool. For just a couple hundred dollars a year in HOA fees, residents can have access to the Holbrook Heights Community Pool. “It’s one of the nicer HOA pools in Concord,” says Jeff Goyert, a Realtor with Nor Cal Real Estate Services, whose office is only minutes from the neighborhood. “In that area, there’s also a playground, and you can rent out the clubhouse for a large gathering or cookout.” Prices range from $600,000 to $850,000, with homes primarily built between the 1940s and ‘60s.

Willow Pass Community Park is a large space with multiple baseball diamonds, soccer fields and tennis and pickleball courts. Plus, it is home to the Pixieland Amusement Park for toddlers to age 8-year-old kids. It features carnival rides, such as a small drop tower, a carousel and a roller coaster. Lime Ridge Open Space, about four miles south, has numerous hiking and biking trails along its vast, hilly open valleys where native wildlife sightings are common. John F. Digger’s Diner is a popular Concord eatery serving classic American fare. The restaurant’s name interestingly comes from the general manager, who once worked as a grave digger. Other options for local dining can be found less than a few miles away in Downtown Concord. Here, Luna Restaurant serves Italian-style dishes, while next door is Lima, known for Californian-Peruvian food with ample indoor and outdoor seating. There is a Safeway a few miles west for groceries, and the Sunvalley Shopping Center is about three miles south with big box stores like Macy’s and Nordstrom Rack.

Students may attend Holbrook Language Academy, which gets a B-minus rating from Niche. “This is a dual immersion school teaching in both English and Spanish, and people have transferred willingly here,” Goyert says. El Dorado Middle School gets a C rating, while Mt. Diablo High School gets a B-minus score. The B-minus-rated Mt. Diablo High School offers numerous Career Technology (CIT) programs in emergency medicine, culinary arts, advanced woodworking and digital innovations.

Community events at nearby Todos Santos Plaza
Many community events take place at the Todos Santos Plaza in downtown Concord, less than two miles south. This site offers a weekly summer concert series and other popular gatherings, like the city’s annual holiday tree lighting ceremony. The Spring Brews Festival takes place in March and brings in over 60 world-class craft breweries for beer tastings, live music and local food.
