Edgewater, Maryland, is a small community of just under 9,000 people. It sits across the South River from the state capital in Annapolis, and throughout its history, it has been defined by its proximity to the water. Marinas are ubiquitous along the shoreline, while houses further inland rest in quiet clusters amid pockets of Maryland’s rural woodland. Despite its size, the community enjoys a fair share of local businesses and restaurants along Mayo Road, many of which are longtime staples. “It’s pretty close-knit and small,” says Ashley Fetterolf, assistant branch manager at Edgewater Library for the past 3 years. “We have easy access to D.C., Baltimore and Annapolis, but people like to stay around here. People think of it as a suburb, but when you’re here you really feel like you’re in a small town.”

Flooding is a potential issue for all homes throughout Edgewater

While homes in Edgewater can vary wildly in price depending on age, size and proximity to the coastline, the median value as of 2024 was around $555,000. Red brick townhouses are concentrated around the center and southeast corner of the city, while the neighborhood known as Londontowne consists primarily of Colonial Revival houses on mid-sized lots. Direct access to the South River comes at a premium – large modern traditional homes with 100 feet or more of water access can reach prices above $2 million. Because so much of Edgewater is threaded through by creeks and tributaries, even those looking to purchase homes on more inland streets should be aware of flood risk.

Solomons Island Road and Mayo Road are hubs of business in the city

Everyday essentials can be purchased at the shopping centers along Solomons Island Road, the city's main thoroughfare. This road leads 4 miles across the river straight to Annapolis Mall, which houses over 200 restaurants and retailers. Mayo Road is a hub of small businesses and locally owned eateries like Blondie’s Doughnuts and Edgewater Restaurant, which has been a local landmark since 1948. For classic Maryland-style pit beef, Bayside Bull on Central Avenue is the most popular stop, a community cornerstone since the early 1980s.

The Edgewater Library hosts events throughout the year

Edgewater residents are only 8 miles from downtown Annapolis and 30 miles from Washington, D.C., but they do not need to leave their city for events. “We’re really proud of the work we do here at the library,” Fetterolf says. “We do story times for young kids, STEM programs for elementary-age kids, and we do Chromebook giveaways and have a summer reading program that anyone can participate in. People commit to reading a certain amount per day, and they get to collect prizes for meeting goals.” The library also hosts local bands for live performances throughout the year.

Edgewater Park and the Chesapeake Bay

Edgewater Park, adjacent to Edgewater Elementary School, is a central green space for the community that features baseball diamonds and athletic fields for outdoor play. Residents can also head to the peninsula, where Beverly Triton Beach Park and Mayo Beach Park offer shoreline access and look directly out on the Chesapeake Bay. Locals will often be found on their boats fishing within view of these two county-run beaches until sunset in the summer months.

Maryland Route 2 is the main commuter avenue of Edgewater

Downtown Annapolis is a popular and nearby destination, just 8 miles away on Maryland Route 2. Washington, D.C. and Baltimore are also each 30 miles away, albeit in opposite directions. Route 2 also connects Edgewater to Interstate 97, providing simple access to Baltimore Washington International Airport 25 miles north.
