It’s only 3 miles from shopping and dining at El Dorado Hills Town Center and an equal distance from outdoor recreation at Folsom Lake.

Hillside homes built from the 1970s to 2000s with scenic views
Ridgeview Village's homes were largely built between the late 1970s and the 2000s. They range from expansive Mediterranean Revival homes to ranch-style homes and contemporary homes. Many homes are perched on hillsides with tall windows, wide decks and patios where residents can take in sweeping views of the city below. Lots are on the small side, but there’s still plenty of room for landscaping and gardening. Some homes even have backyard swimming pools. The streetscape is rich with mature trees and vegetation that burst with color in the spring and summer. “It’s a great neighborhood for walking. There’s beautiful scenery all around, and not much traffic,” Freitas says. Prices range from $700,000 to $2 million, depending on size and age. Some luxury homes have sold for as high as $2.7 million. “An entry-level home here, if it’s turnkey, is usually around $1 million,” Freitas says.

Low crime rates but wildfire risk is high
Safety is a plus for Ridgeview Village — the neighborhood gets a 1 out of 10 CAP Index Score, compared to 4 nationally. Wildfires are a risk, however, given the arid climate and semi-rural location. El Dorado County has taken action to prevent fires, including offering grant funding to assist people in creating buffer zones around their homes and offering information about fortifying homes with fire-resistant materials.
Students attend A-rated schools from elementary to high school
El Dorado Hills’ highly rated public schools are a major draw for people moving to the city. “We get people moving here from all over for the schools, especially the Bay Area, because you don’t have to pay for your kids to go to private school,” Freitas says. Students in Ridgeview Village can start at William Brooks Elementary School, which earns an A-minus rating from Niche and is a past winner of the National Blue Ribbon Award. The next steps are Rolling Hills Middle School and Oak Ridge High School, both of which earn A ratings. The high school is known for both its academics and athletics, with its sports teams winning several state and regional championships in recent years. It has a 98% graduation rate, more than 10% higher than the statewide average.

Shady picnic spots and hiking trails are minutes from home
Several community parks are in the neighborhood, including Ridgeview Park, which offers shady picnic areas and wide-open green spaces overlooking the surrounding hills. Kalithea Park features a playground and sports fields, while Gillete Woods is a local favorite for short hikes and mountain biking. Promontory Community Park, about 2 miles away, is a citywide recreational hub. It has 18 acres of space with tennis courts, turf sports fields, baseball diamonds and a splash pad. Folsom Point State Park and Browns Ravine Recreation Area are about 3 miles away and sit along the shores of Folsom Lake.
