Prospective residents will find plenty to choose from throughout the community. “Tesoro Viejo offers court homes and a wide array of single-family homes, ranging in size from about 1,200 to 4,300 square feet,” Hartmann says. “That includes entry level, move-up or move-down, luxury homes and everything in between. Multi-gen homes are also available in each of the neighborhoods.” Single- and multi-story homes in Modern Traditional styles can be found throughout the subdivisions, many with the Spanish tile roofs and stucco siding characteristic of traditional Southwestern architecture. Prices can range from around $350,000 to almost $900,000, depending on square footage, number of bedrooms, size of the lot and the extent of any customizations. “Our guest homebuilders offer the opportunity for buyers to personalize their homes,” Hartmann continues. “The community has been approved for up to 5,190 dwelling units and has just over 1,130 residents, so it’s about 20% built out.”The CAP Index Crime Score in Tesoro Viejo is 2 out of 10, lower when compared to the national average of 4.

Hillside Elementary serves students from kindergarten through grade 8
Hillside Elementary, which also serves as the community middle school, receives a B from Niche. “The elementary school is on-site, so kids can walk or bike to school,” Hartmann says. Minarets High, rated B-minus, is the closest area high school, located in the foothills of the Sierra Nevada mountains. The Minarets High grounds also host the Chawanakee Academy Charter School, which earns a B.

The Ranch House offers pools, cabanas and more
At the heart of Tesoro Viejo is the Ranch House, a gathering point for residents of all ages. “There’s a resort-style community clubhouse with pools, cabanas, spa pools, firepits and more,” Hartmann says. “With about 15 miles of walking and biking trails, a variety of neighborhood parks programmed for all ages and sports courts, there are endless opportunities to get outdoors. Not to mention, we’re near Yosemite National Park.”

Eateries and a Farmers Market are available at the Town Center
Many amenities, including a neighborhood fitness center, are available at the center of Tesoro Viejo. “The Town Center is home to a neighborhood coffee house and eatery, and it also hosts a weekly certified farmers market,” Hartmann says. “Plus, with proximity to the California Route 41 freeway, residents are just about 10 minutes from Fresno’s prime shopping and dining.” The closest grocery store is Fresh Fill, located in the nearby community of Riverstone. The community is also a short drive from Fresno’s River Park Shopping Center, home to Sam’s Club, Target and restaurants like O-iza Modern Japanese.

Residents of Tesoro Viejo can find groceries and produce at the nearby Fresh Fill.

The Town Center hosts events throughout the year
The community’s town center is active throughout the year, hosting events for residents of all ages. The Tesoro Viejo Certified Farmers Market is a year-round affair, held on Thursday evenings. An annual Cars ‘N’ Coffee Car Show, live music events and poolside movies are also on the calendar. “It’s a very active place,” Gutierrez says. “If I were shopping for a house with that kind of lifestyle, I’d definitely be looking there.”
Food trucks come to the Tesoro Viejo Town Center several times a month.
Specialty vendors come out every Thursday to the Tesoro Viejo Farmers Market.

State Route 41 is the quickest way to Fresno
Tesoro Viejo is located along California state Route 41, which is the most direct way to commute south to Fresno or north to the mountains. Avenue 15, the main east-west connector of the community, is the quickest way to get to Madera.
